    18/10 Offer accepted on property
    26/10 Mortgage application via broker done (changed to Barclays for best rate)
    04/11 Underwriters approve
    6/11 valuation
    8/11 mortgage approved!

    Cannot believe how fast it was, our broker was ace.

    I was convinced that we would get an undervaluation so it’s a nice surprise.

    Good luck to all of you waiting. Hope you get what you need. Although I didn’t post much it’s been a total lifeline reading other people’s experiences and seeing that even if it goes slowly or wrong, it can still come out right in the end.

    AIP/DIP from HSBC: 02NOV19
    Conveyancer calls about valuation: 02NOV19 (not sure how this was so speedy:think::)
    Underwriter queries some docs and broker responds: 06NOV19

    We have a high LTV of 95%, good household income, good credit, but a bit of debt, so just a bit concerned. No one else seems to have gone through HSBC as well so that’s quite interesting to see.

    New builds can take months to finish being built and signed off, so better get the pressure on wherever you can!

    Ughhhhh one more thing to worry about.
    Depending on timescale would it be massively unreasonable to drop out and go for our second choice? Or is that a bit of a nasty thing to do to the sellers?

    Valuation took place on 07/11 and then simply had the offer emailed out this afternoon with no further questions, couldn't have gone any smoother really. 7 Working Days from submission to offer :)

    Firstly you need to understand your timeline, the validity of your mortgage offer (and whether it can be extended or not - Nationwide for example will not extend). Typically the whole mortgage journey can take 12 weeks so it could perhaps fall into place. If you are concerned you are just delaying the inevitable, either negotiate a discount or walk away (maybe looking at other properties before pulling your offer as you might not find anything else you like straight away)

    We borrowed 95% with HSBC with a good household income, good credit but debt.

    The good news is that it all went really smoothly for us and HSBC have been excellent.

    We are all moved into the dream home now (Oct 18th) but I still keep an eye on the forum as I found it so useful.

    We first saw our house early Sept and had 6 weeks from offer accepted to DOE...thank goodness HSBC were quick!

  • Oh wow major congratulations!! That’s wonderful news. And this really made my morning and is giving me more hope. Our mortgage broker was confident we would be approved, but I’m just a bit concerned something we did not foresee may come up.

    I am hoping in a couple of months I can be in the same boat as you :) thank you for sharing with me. Will keep you posted!
  • Small update with Santander;

    23rd Oct: Valuation booked in for the 24th
    24th Oct: Valuation took place
    6th Nov: Chased Santander and was told our application is being held whilst they confirm we are not related to the sellers, due to the property being worth 40k more than we are buying it for (we're not related btw!)
    11th Nov: Asked for my dads full name (even though he doesn't have anything to do with purchasing the house??)
    .... waiting again :rotfl:
