Hey everyone. Also waiting on a mortgage offer. We have applied to Precise for a mortgage on a new build using H2B, given husband’s less than perfect credit history.
We are three weeks in, valuation done, and getting more stressed with each passing day.
I’m trying to remain as positive as possible. No news is good news and valuation fee not refunded so...fingers crossed.0 -

Barclays cancelled our offer of loan appointment when they found out we hadn't received authority to proceed h2b yet. Quite frustrating to find out other lenders don't mind0 -

Offer accepted- Mon 17th June
Building Survey instructed- Tues 18th June
Building Survey Completed- Fri 21st June
Price agreed - Fri 21st June
Mortgage Application - Fri 28th June
I am a complete FTB nightmare for my broker.. but I'm trying to hold my nerve! Got my fingers crossed for everyone (and us!)0 -
Update from me skipton asked for more information because the house is an ex airy house they needed a certificate to say the repair was done to a certain standard. I finally got that from the council after ringing for days! On friday so that was passed on to skipton on the 28th of june. I hope thats it now and they dont need anymore info..iv been told it will take one working day so should have a yes or a no by tomorrow.0

Still waiting here. According to our broker, there was one more point to satisfy: clarification from husband’s work that he gets paid what payslips, bank statements and P60 say. They spoke to wages guy middle of last week so fingers crossed for positive outcome soon.0

My partner and I have had an offer accepted for £185k on a house we absolutely love and that was on the market for £195k.
Our mortgage is going to be with Halifax and we have a Valuation & Survey booked for next Wednesday. We didn't get a choice in who the surveyor was as they are a Halifax appointed one and we have since learnt the company is E.Surv. I hadn't heard of them before so I had a look at their and to our shock they have appallingly bad reviews and seem to be notable for down valuing properties. Our mortgage offer document states the offer is only valid if "minimum value of the property required to borrow the illustrated amount £183k". That isn't a huge difference between
It's making us really quite anxious that the property is going to be down valued by them and we will possibly have to back out or start the whole mortgage application process again with another lender.
Has anyone had any experience with them? Has anyone been in the same situation as us and got through it OK?0 -
Gutted that we have been turned down they are refusing to lend as its an ex airy house..i dont no what to do im buying my council house so dont have an option of another house.0

Did you apply through a broker? There are specialist lenders that will do a variety of houses.
If you just applied direct, then it's like a lottery especially if you have an unusual property type. I'd definitely finding a broker and let them know what paperwork you have.
For example, we will lend on certain types of houses that have repair certificates etc - but straight decline other types. A broker would be able to match you up with the right lender (and check you have all the requirements).
At least if you're buying your house (right to buy?) the decline isn't as devastating as if you were buying on the open market/in a chain - appreciate it's still pretty horrible though! Hopefully you get something sorted soon0
