    I'm so nervous!!! We are FTB's.

    Credit file good (no missed or late payments, defaults or CCJ's) however a history of PDL's which I know is not a good thing and will never touch them again!

    21st Aug - We applied for a DIP with Halifax through a broker and it came back approved up to £435k which is way more than I want to borrow.

    5th Sept Morning - Offer accepted on house we want to purchase at £275k

    5th Sept afternoon - Received mortgage illustration from broker at 90% LTV. I reviewed this and replied at 5.20pm instructing him to proceed with full application.

    6th Sept - Received an email at 9.30am from broker advising he had an email from Halifax saying they had instructed valuation. Checked my bank account and the money has been taken.

    Does this mean we are approved subject to valuation?? Broker never answers the phone but does reply to emails (slowly) though it's only been a day patience is not one of my virtues!

    We have just received our mortgage offer!!!! for the full amount we asked for with Natwest!

    I think time elspsing is a good thing. If they were sure it's a no, you'd know by now!

    As FTB's we thought we will add our process of applying for a mortgage.

    17/08 - AIP approved with Halifax for a max £245k with 5% deposit which I thought was ridiculously high. But nice to see anyway.

    21/08 - Viewed house (loved it!)
    22/08 - Viewed house for 2nd time with fianc!e parents and made offer at asking price (£160k) and was accepted 2 hours later.

    24/08 - The nerve racking mortgage application with advisor. Which actually turned out to be very easy. Mortgage application submitted and given an A2 credit score so only 1 payslip needed from both us. And told it was approved subjected to valuation. Finally, later on we instructed our solicitors.

    02/08 - Was told by our mortgage advisor that the valuation was delayed without a date given due to an backlog with the surveyors.

    05/08 - Told the valuation is now booked for the 14/08. Just annoying waiting this length of time for a valuation survey.

    Will keep you updated of our process

    We submitted full application Thursday last week heard today from broker that it's been accepted subject to valuation, hope that goes ok next. Feel slightly better now. We are ftb hoping to get a newbuild, hope the valuation gets booked asap!

    Had a call from our broker yesterday evening saying valuation back and mortgage approved for full amount!!!! :T

    Time line from us so far;

    31/7 DIP
    5/8 Offer accepted
    7/8 Solicitor appointed (currently on hold until mortgage app through)
    9/8 Broker appointment, all documents given and mortgage chosen through Halifax
    18/8 1 pay slip requested from Halifax
    21/8 Valuation and Home Buyers Survey booked for 31st
    31/8 Valuation and Survey went ahead
    5/9 Mortgage approved for full amount :beer:
    6/9 Solicitors told to go go go!

    Just awaiting the survey to be uploaded (fingers crossed all ok) and offer to be posted from Halifax then will shimmy on off to the waiting to exchange thread. Can't actually believe I'm saying that, a long time coming :D

    Good luck to everyone waiting for a decision.
  • Gutted! Heard from broker yesterday afternoon that mortgage came back as a no. I didn't really understand the reason he was giving tbh but the broker said it's ridiculous and not good enough reason so apparently sent it to the business development manager of santander? Has anyone experienced this and what was the outcome? I barely slept last night through worry and no idea what to do if comes back as a no again :( literally just want to cry!

    Another update from me.

    So far, full application submitted on Monday 4th and valuation instructed by Halifax straight away.

    Tuesday 5th - spoke to EA so I could find out when the valuation had been booked for and she advised they had not yet heard from the surveyors.

    Wed 6th - Rang Colleys this morning to ask when the valuation would be booked. They informed me they didn't have availability and had panelled the valuation out to Countrywide. Called Countrywide who confirmed they had received the request to value but informed me they didn't have availability until 23rd Sept and would be scheduling it for then!!! Called back Colleys and asked them to explain why they had panelled the valuation to a firm that didn't have availability??? Stayed on hold for 30mins whilst Colleys called around other firms to get a better availability date. Colleys have now passed to Connells to value who have confirmed they have availability for next week. Fingers crossed all goes to plan!

    Our timeline... (by the way we were not in a rush as renting and saving)

    9/7 Went to visit house being renovated by cousin. Loved it.
    4/8 Took husband along. Also a big fan.
    29/8 House was valued by EA at £220,000, offered to us at £210,000.
    31/8 Decided to go for it, looked at MSE mortgage comparison and sought advice from London and Country. Found a conveyancer.
    5/9 AIP submitted and approved.
    6/9 Lenders have taken application and valuation fee.

    Now awaiting confirmed list of required documentation although L&C gave us a good idea what these would be so have started requesting statements from banks etc.

    It's happening!! :)
