19 months is soooooooo long!! I really hope you get it all sorted soon! I wish we were able to speed things up - I feel like sometimes there is no urgency with the lenders! I work with the broker as I'm an IFA (recently qualified, but don't have my mortgage qualification yet). They can only accept instructions etc from the broker though & she works part-time & they always seem to reply on the days the broker isn't in! Wish I had just gone direct in a way because at least I can blame Nationwide & instead I feel bad for blaming the broker for mistakes!
It's always the way isn't it...it's like when you go to your car to go somewhere and there is no traffic on the road you are turning right on to...then as soon as you're ready to turn....all the traffic is there.

I do hope it gets sorted soon for you it just feels like being sat in front of a giant brick wall, unable to move forward until that one little offer is made! We're still no further along. However mortgage broker is back off holiday and sent the bonus information off.... I'm assuming me sending that information last week will have been pointless if they'll only deal with the broker. Rather annoyed as rjw4 mentioned I was told on the phone I was ok to send this after making it specifically clear we'd applied through a broker...
Are they making these rules up..
Hopefully it wasn't pointless...perhaps give them a daily chase...so they know how urgent this is.
After I rang yesterday and heard the documents had been sent off, I then subsequently heard the property is being surveyed on Friday this week but not from the broker!...so things are definitely moving...I don't know what that means in terms of the application...last time it was surveyed we had comment that everything had been 'passed and agreed' so I'm guessing that we have an agreement in principle?
Honestly it's been the most stressful time ever...I think when we finally get in the house and we can shut the doors and stay there overnight I might cry tears of frustration, elation and relief all in one go! I honestly think if my partner and I can get through this, we can get through anything...the only positive thing is that we've had chance to save more...so we have a little money over once solicitors fees and deposit is paid!Lose 1st 7lb

I'll join you all in agreeing it's the most stressful thing ever
I'm still waiting for my mortgage decision after paying off a small SCS loan. They wouldn't accept the confirmation letter from Creation Finance (SCS) and needed to see it come off my credit report. Thankfully they have updated this really quick and it only took from last Wednesday to show as updated. So now I've just got to wait again.
If I ever get this mortgage, I will dance around like a crazy woman!0 -

Definitely my parents said you used to be able to get 110% mortgages...I think all that stopped when the recession hit! Plus although my house needs a lot doing to it...I want to redesign the bathroom for example, I am going to save up and do a room at a time.Lose 1st 7lb

Evening all
Might as well join you...
Am a FTB in the process of arranging a mortgage through a broker. Timeline is as follows:
05/08/16 - DIP approved and full mortgage application submitted to Santander, text to confirm application received
08/08/16 - Valuation instructed
Now playing the waiting game!
Couple of quick questions, does anyone know if a Santander DIP leaves a hard search on a credit file?
Also, when I applied through the broker I stated that I had recently paid off a loan, however it had not yet been cleared from my credit file. The full application has been submitted without this loan being declared, and I'm now concerned that it might fall foul of the U/Ws... does anyone have any experience of this?
Many thanks0 -
Fascinating thread guys, which is providing sanity while we await full approval from TSB.
What do people reckon to the following?
- Positive DIP 26/7
-Full application 28/7 (through London & Country)
- Full credit check of self and wife passed on basis of £465,000 borrowing from TSB with 10% deposit from us (Thanks London!)
-1 payslip each requested plus evidence of deposit 29/7 (sent same day through broker)
-Valuation 4/8
So far so normal, then:
-Bank requests further payslip from wife (not me, though I'd provided more to broker just in case, in advance). In same email broker confirms valuation is 'acceptable' to TSB
Does the mirror others' experience with TSB? A colleague, just last week went valuation to full offer same day with TSB so I'm paranoid why ours is taking considerably longer.
I work fixed term contracts and have done for about five years. Wife full time employed. Fully open with broker about our situation and the 5.5 year old default I have for £260 (which shows as zero owed on Experian, who are, apparently, the only CRA TSB use). Didn't prove an issue at DIP/full search.
So I'm worried about the delay in decision compared with colleague (circumstances virtually identical) and the request for further info from wife; ie why ask for info in two tranches?
So yep, I know it's a waiting game and our wait hasn't been horrendous so far but very grateful for any insight/info people can offer.
Thanks in advance and good luck everyone0 -

I always thought any credit applied for leaves a search on your file...plus we've had to reapply for our mortgage because it lapsed...our broker made us wait incase the house fell through...because two lapsed mortgages leave a mark on your credit file!
Secondly...our broker only asked for existing debt...credit debt such as credit cards and loans and any thing else...such as the car we have on finance. Since it's paid off I don't think it classes as...existing debt.
Good Luck, do you have a house?jonnyjonjonjunior wrote: »Fascinating thread guys, which is providing sanity while we await full approval from TSB.

First of all congratulations on having a ten percent deposit for a house that price in London! We have 5 % of a 135000 house!
We applied through nationwide and they wanted the last three months payslips and bank statements.
A colleague of mine was under a fixed term contract...and the lender required proof off our boss had given her another 12 month contract...I'm assuming since you know the quantity you wish to borrow, you have a house in mind?
Our broker is ringing nationwide tomorrow for an update...we know it's being surveyed on Friday...hopefully once the survey is done, nationwide will agree and we can have this sorted...our solicitors have the paperwork ready...all we have to do is signLose 1st 7lb

Is your broker in today?
Yep luckily!
Update:
09/08 - Nationwide took the confirmation of overtime via the broker via email - now it has been brought back into affordability - no idea how they came up with the original overtime figure! Re-scheduled independent surveyor to survey the house next week!
09/08 - Nationwide requested last month's bank statements for partner & I to prove salary going into account. All fine for me but they have not asked for my partner's most recent 2 week payslips so unsure if we send his bank statement they will get confused (they don't seem to be using common sense much!!). Hoping if I send his bank statement today then it will be fine but it will take another two days to even get a response if they need his latest 2 payslips!! Will keep you all updated. Hoping the end of this week goes a bit better than the start of the week!I am an Independent Financial Adviser (IFA). Joining in!
FTB, £200k house with 10%deposit. We are buying off my parents and have been living in the home for the last 15mths so it will be a huge relief when it is actually ours!
22/7: approached L&C for initial quotes and advice
26/7: broker responds to say he is passing the case to a colleague as he hasn't the experience to deal with a case like ours, and we will struggle to get a mortgage with our income and because we had some minor bad credit that although had dropped off our credit file (over 6yrs old) was still going to appear to lenders. Cue tears and general desperation in our household!!
27/7: new L&C broker calls, hasn't a clue what the other guy was on about and said we were a textbook applicant. Affordability very comfortable, advised HSBC and nationwide were the best options.
28/7: decide to proceed with nationwide.
28/7: DIP received, monthly payments slightly higher than we want so ask for slightly longer term to decrease payment.
29/7: revised DIP received
At this point we decided to wait and see if the interest rates will change so delay application. We think over the weekend and calculate the difference in payments if nationwide did adjust their fixed rate to reflect a drop in the base rate and decide it's not worth worrying about £25 a month so instruct broker to proceed.
2/8: full application submitted
3/8: nationwide requests Proof of gifted deposit form
4/8: valuation booked for 10/8
5/8: solicitors instructed
10/8: valuation done,
10/8:nationwide have requested original documents to prove my husband's military pensions (they've only had copies so far). 2-3day wait for those to be processed once received so anticipating a delay now until next week
10/8: gifted deposit forms accepted0
