Got ours today! Submitted mid Feb, valuation was on monday, and came back the same as our offer (which means they agree or think it's worth more, right?). Now to start on the surveys!

Awesome! did you pay asking price/over/under? and which lender if you don't mind me asking?
  • Yes we have both a MA and case worker at L&C - she's been hugely helpful since MA sent the full app through. I will call monday morning - no news is easier to handle over the weekend than bad news.

Does anyone know if Accord take into account regular pension payments when calculating affordability...we had a query today asking what that line was on my Husband's payslip it is call "paysave" on there which is not terribly helpful. Anyhow a fair chunk of husbands salary goes to Pensions but it is a railway final salary pension and will probably us to pay off the mortgage early at retirement..seems a bit unfair if they do knock down affordability because of it [stamps foot] :rotfl:

Oh dear!! I am not sure you do go to the back of the queue Squidgy.

It is because it is now March and they want the most recent bank statements. I am expecting an email asking for our most recent March ones now, they did the same to us on 1st February (yeah, we have been waiting that long for a decision!! )

So, to everyone in our little waiting room, get your March bank statement ready and be prepared to email/ send as a phone message/ nail to a pigeon, in order to get it to your Advisor/Broker/Mortgage company.

And I know it is hard, but try not to take it personally.

Oh no, do they keep asking for more statements if things drag on?

What about once they have offered? Will they still keep an eye on statements up until completion?

This wasn't a request for February statements but for November and December (they already had January). :(

ETA: You really do put your life on hold don't you with all of this hanging over you! Horrid horrid process.

The main continuing theme on this is the request for more/most current bank statements / payslips.

The lenders have become quite nervous and risk- adverse lately, so all this affordability 'guff' seems to be making it all take longer. Then they want the most current statement/payslip etc.
Not a problem at all if you can print & scan or send it online, but if you can't then (for me) it is an annoying trip into town and asking the front desk to print you out one, and then trying to get hold of Mr Foxholes at work (not always easy) to get him to do his one as well etc.

Just be prepared and don't panic if they ask for it, it seems to be standard.

And yes, it is all horrid. The faffing about as to will they/wont they and then is the house worth it/not worth it is enough to drive you nuts

Thanks to everyone for sharing timelines, it is very helpful to manage expectations! It seems I am a fair bit behind everyone posting recently but already feeling the pressure.

We put our mortgage application through on Thursday and more documents were requested Friday (mainly as my other half is self employed). We will be sending everything off over the next couple of days so fingers crossed they will be enough, but I am feeling very nervous right now.

The lender (West Brom) are arranging their basic valuation but I will also be arranging a full survey separately (L&C have put us onto a company called Go to Surveys but I am also looking locally).

Every day feels like a month at the moment so I hope it doesn't take too long!

  • I am annoying myself too F0xh0les (but my broker is annoying me
    more :rotfl:)

Looked at the NatWest intermediaries website this morning and they now look a few days behind which isn't going to help.

Honestly, the child in me just feels like telling them to forget the whole thing!! At least then we can know what we are doing and move forward.

  • this has been a very helpful thread so far but I can't help feeling hugely hugely nervous.

Is there an instance where the valuation and survey fees are taken and then mortgage declined on any other reason than value of property? I'm sure that once the valuation goes ahead it will be fine as all houses nearby are valued at the same price and the house is only 1930's built with no extensions or improvements.
