  • Been following this thread for a couple of weeks with excitement and fear as we are finally in position to buy a house after renting for 10 loooong years.

    We decided to go through L&C on a number of personal recommendations. here's our timeline so far.

    24/02 - got DIP from L&C
    28/02 - after viewing lots of houses placed an offer
    29/02 - offer accepted
    1/03 - instructed L&C to get AIP- decided to go with Halifax as offered best rate for 20% deposit
    02/03 - Halifax AIP completed - broker requested documents all sent through. Vendor has taken house off the market.
    03/03 - documents received by L&C and passed to lender

    now we are waiting!!! i have to say we are hugely impressed with L&C so far.
  • So, we have so far had two separate requests for extra info...

    Why oh why don't they look at the whole application and work out what they need so they can request it all in one go?? I guess we are right back at the start of the queue now for the latest information (more bank statements) to be looked at!!!!! Wonder what they are even looking for??:mad:

    Oh dear!! I am not sure you do go to the back of the queue Squidgy.

    It is because it is now March and they want the most recent bank statements. I am expecting an email asking for our most recent March ones now, they did the same to us on 1st February (yeah, we have been waiting that long for a decision!! )

    So, to everyone in our little waiting room, get your March bank statement ready and be prepared to email/ send as a phone message/ nail to a pigeon, in order to get it to your Advisor/Broker/Mortgage company.


    And I know it is hard, but try not to take it personally.

    just heard back from Lender and they've approved the valuation and another doc! Just one more doc to be approved and then the offer to be issued!!!Fingers crossed!!! :)

    I heard similar things about Countrywide but they recently valued my flat for a BTL at over what I was expected. They also valued our house we are buying at the price we paid (10k over asking price) so don't worry too much. I know everything's different but they were fine for mine, plus we heard their decision the next day which I was very impressed with.

    Thanks Clarabella123 that's really good to know. Its tomorrow so I imagine we will know by mid-end of next week how it went. I'm hopeful but this is really the last hurdle as all solicitors stuff is nearly done so it makes it even more nerve-wracking!
  • Try not to worry too much, there's nothing you can do to influence the decision. We didn't get the written confirmation for a week or two after valuation, but our broker called us the day after each valuation was done to say yep all fine, so they generally seem to act quickly. (Unless we just got lucky both times).

    We're currently awaiting the last of our searches to come back. Feels like it's taking forever! :(

    yeah its true - nothing we can do except wait. Our MA works for Mann & Co who I think are part of Countrywide as its on his business card and our info pack was all Countrywide.


    I wonder if they will know the outcome sooner because of that? I don't know if we'd know anything by Saturday as to how it went. I don't know what time it is tomorrow.


    We have one final search to come back, the Local One. and our enquiries need to be answered but they don't seem that serious x

    I am seriously loosing my will to live .
    Today was meant to be the day after 8 weeks that we would know whether we have an offer or not ....

    Our MA contacted lender which said to be unable to reach a decision without the survey !
    SOooo annoying !
    We instructed the survey last week and nothing has been done ! I rang the surveryors they said "we couldn't reach the seller to gain access to the property"
    I would have appreciated a call as we could have asked the seller to conTact the surveyors . They replied "oh no we were waiting for your instructions" ��
    I mean really?!!! ! These people deal with this day in day out I would expect them to comunicate

    So clearly there is a need to chase everyone on a daily basis : MA , Surveryor & lender .

    Them the underwritters asked me about a CC that I don't even have ! My husband that has at 0 balance . Bear in mind by now this same underwritter had about 9 months worth payslips & statements . I feel like she is walking is circles going back to things that we already explained
    Surely she can see on my Credit History that I don't have a Barclays credit card / plus I would have declared when doing the affordibility .....

    I am sorry I just feel so frustated , everything is on hold I just wish they would decide so we can continue with our lives ...

    Oh their (lenders) turn around is 3 days so only next week that is if the survey gets done ....

    Rant over !

    Offer document came through today. Obviously dependent on valuation but we've had our own done and nothing of great concern in it.


    Bank also want evidence that my CCJ and defaulted credit card account were satisfied. Have letter from Registry Trust for the CCJ and the CC company will hopefully get a letter sent out, though the account was closed 3 years ago so kinda twitchy on that...


    All in all though it's been relatively painless, probably as the broker has done all the work:D
