  • So update from the last couple days, as said above Coventry came back and have said they will lend us £5k less than we need due to my bonuses.

    I've managed to scrape the money together through different family relatives.

    Homebuyers came back yesterday...was reading through and thinking this doesn't sound right and there was a area of dodgy floor + a missing roof tile which weren't included so i emailed the surveyor...all the text was wrong and they had mixed up 2 reports...unbelievable really.

    Yesterday was incredibly stressful, nearly pulled out due to the money situation...i hope it goes a lot more smoothly going forward- my first house was complete plain sailing!

  • Sorry guys but im really confused with something that's now happened....


    MA made my application Monday and told me yesterday that the valuation had then been instructed.
    He told me he was unable to give me a date that would happen, so I decided to call Leeds myself, who said they could give me this information no problem....but..... he looked into my case and said it hadn't even been approved yet and they were still talking with my MA to get it to that stage.....


    On Monday I did ring Leeds just to confirm they had received the application, and they informed me that the amount they could lend wouldn't be enough, I spoke to my MA about this who told me not to call Leeds as he is sorting it and I would only be able to speak to general customer service who aren't up to date with the case, anyone know if this would be correct?

  • I am buying with a partner, valuation was done on Monday and we are waiting now for a decision which, as we have learnt, might take up to 5 working days....
    Have been told we have a good chance since we have good credit history and are asking for much less than we could in theory but super stressed anyway... We only have 5% deposit and submitted application to Halifax. Good luck to everyone here!! :-))

    Quick update

    17/12 Valuation has been booked for tomorrow. Builder called me to advise of this.
    Spoke to halifax and they said the mortgage has been back and forth with the underwriters and they have approved it subject to valuation. fingers crossed valuation goes well.

    When we had our valuation with Leeds BS it was carried out literally 2-3 days after submitting application so hopefully you won't have too long to wait! I actually found out from the housing association and not the broker that it was booked for that day and the HA asked if we wanted to come by beforehand to view the property (as it was a new build we hadn't actually got to see it before putting in offer)
  • Well, we finally got our mortgage offer on our first house! It's taken about three weeks, not helped by an error by the broker on the HTB paperwork meaning the required equity loan was £1 out. We're going with Santander, who didn't ask for any extra info or paperwork.

    We're not yet showing as being on the electoral roll for our current rental, as we only moved a few months ago. I thought this would scupper things, or at least make it difficult, but it all went smoothly in the end!

    Our experience with Nationwide (via an independent broker) was pretty painless:

    23/11 Offer accepted
    25/11 DIP approved
    27/11 Full application submitted, along with requested documents
    30/11 Further documents requested
    01/12 Valuation instructed, booked for 08/12
    09/12 Valuation received
    18/12 Formal offer received

    We are FTB with a late payment showing on a few accounts earlier this year, and were surprised as it was really quite painless from our perspective, although our broker was really on the ball and I suspect there has been a lot going on behind the scenes. The time between valuation and the offer seemed to be mostly down to time processing our documentation, so it definitely pays to get that right first time!

    I'll join in, just had to reapply for a mortgage as the developer's contractor I am buying a new build from embezzled some money from them and they had to be fired, meaning my house is now due for completion towards the end of April, rather than January, sigh.

    Already had a mortgage offer from Nationwide, but this one is only valid till the start of March, so not long enough and only scope to extend it for 2 weeks at most. Broker tried to convince them to issue a new offer based on the previous application, but in the end, they insisted on a new valuation, so start again from scratch.

    17/12 - broker submitted full application with all supporting documents requested during previous application.
    18/12 - receipt of application confirmed by Nationwide.
    21/12 - valuation booked in for 04/01, looks like I didn't make the Christmas cut off :(

    Going to be interesting to see how Christmas and New Year influences the time schedule. Last time they had the valuation booked for 3 days after the full application was submitted.

    My Time Line

    29 / 11 / 12 - Offer on property accepted
    02 / 12 / 12 - Applied for a mortgage through a broker with nationwide (deposit £120,000 borrowing £125,000)
    04 / 12 / 12 - 11 / 12 / 12 - Different paper work requested from Nationwide (Wage slips etc)
    14 / 12 / 12 - Valuation booked
    16 / 12 / 12 - Valuation took place
    18 / 12 / 12 - Nationwide wanted clarification on a loan my wife had which was paid of in Nov

    I was hoping for help and info on the following:

    1. When do nationwide underwriters close for Christmas and when do they return?
    2. What are the chances of getting an offer before Christmas?
    3. For some reason Nationwide have done 3 credit checks on me, is this normal?
