So today i was hoping for my mortgage offer, i get the call from the mortgage broker 'Can you send me the direct debit form, that's all we're waiting for'
He hadn't even sent it to me! The wait continues0 -
Valuation today. Bricking it, because we've only got a 5% deposit, but we think the house is well worth the money, so hopefully the lender will agree!0

Bad news, Conventry wont accept my monthly bonuses. They range from £100 to £4000 for the last year, and they halved what i've earnt over the last 12 months in terms of what they would take into account.
Over 25 years we are £40k short. Over 35 years we are £5k short...so having to borrow £5k from somewhere.

This has been such a useful read, thought I'd add mine to the list...
20/11 - Viewed a new build house and reserved
02/12 - Met with MA and completed all forms
04/12 - MA made mortgage application with Leeds, they didn't have my solicitor on their panel, so they sent forms to them to complete. Was approved in principal.
13/12 - Found out that Leeds declines solicitor as they're a sole business.
14/12 - Found new solicitor and full application was made to Leeds that afternoon.
16/12 - Mortgage & transfer fee are pending transaction in my bank. MA tells me valuation has been instructed.
Waiting game..............0 -
Note to future readers from previous post.
Always make sure your chosen solicitor is on your lender's panel before instructing them.
If they aren't, establish why not. Sole trader is a common one and you won't be able to fix it, so be prepared to move on.

We were going to go with Natwest, instructed a solicitor on their panel, Natwest declined our mortgage, went with Nationwide, had to change solicitor... pain in the rear!0 -
Mortgage offer text came through this morning! YES!
Interestingly, the reinstatement value is £45,000 more than the purchase price! Guess if it collapsed we could take the insurance money, sell the plot for thruppance, and buy a house twice the size?0 -

I'm still waiting on my amended valuation to come through as I've been waiting on that for 10 working days!

I've just been told from my MA that he isn't able to find out when Leeds will have the valuation booked in as they use an independent company
But we will both receive a copy of it when complete.
So I have no idea how long I will be waiting for it0 -

The surveyor has to call the selling agent, builder, vendor etc for access and at that time they should note the inspection date.
You would then expect the report to be back with the lender two to three days later.I am a mortgage broker.
