Does anybody know, once the decision has been made is it either just a yes or no, or is it possible they might say yes but on a lower amount? Or in that case is it a no and can you then reapply for a lower amount? Beginning to get really worried as they are querying some of the income and I am worried it wont be accepted.

We have been offered £4k less than we wanted/asked for and that the affordability calculator for the lender said we could have. I am waiting for some paperwork to arrive that the lender wants then hoping for a formal offer on this lower amount. Broker does not know why they are only offering the lower amount and has not got anywhere despite numerous phone calls to them, I am not really happy about it but what can you do?

    Hi all,

Like many on here, I thought I would share my mortgage experience so far.

My MA applied for an AIP on 01/10 with principality and barclays but both were declined. I have a settled default on my report from 3 years ago.

He applied for an AIP on 02/10 with Aldermore which got accepted. 5% gifted deposit.

Made offer on house 05/10 accepted same day.

    Full application to Aldermore 06/10

    Valuation 07/10

Just received a call to say mortgage offer in the post today 08/10.

So far I'm very impressed with Aldermore and my MA

My DIP is still a refer though? We continued with the full application anyway, and we're happy with the risk of paying the fees anyway... Maybe they just do the full application rather than the dip and then the application?
God knows. Just don't want to build my hopes up now to be delayed again!

This is amazing, especially considering the other 2 didn't want to give you even an AIP. Congrats to you & hope the rest of the buying process falls into place nicely for you!

My broker said there's still a delay with underwriting at Leeds BS but should get an offer early next week providing they don't request anything else...

    Thank you mashmash.

I think what went in my favour was the fact I cleared all my debts over the last couple of months. In all honesty I was quite confused that the first 2 turned me down. Especially since the default was only £771.

    Best of luck to everyone.
