Spoke to broker yesterday who said they are offering us less than initial quote, he is trying to find out why, credit report is perfect and no credit commitments. It's so frustrating. Why do a valuation if they aren't happy?!
Yeah this is whats worrying me. I was thinking they wouldn't do the survey if they are not happy with everything. But the time taken to get back to me i stressing me out. That frustrating tho.. yeah exactly why don't they work out this before hand instead of changing their minds all the time! very frustrating! I already had my mortgage term extended twice.. before the survey was done. Thought it was all good to go.. nm eh. will just have to wait0 -
We are awaiting a decision from nationwide.
18th Sept MIP
23rd Sept application submitted
25th Sept valuation completed
We have a joint income of 45k, deposit of 18k, plus 15% htb, so we are on 75%ltv. So require 135k on mortgage
My husband is self employed and has some historical adverse (3 year old £27 mobile phone default and a few late payments almost 6 years ago for a car finance)
Really stressing that we will get turned down for the mortgage due to the adverse, we have been advised there is a 3-4 backlog with underwriters and we had to send over some further paperwork last weds so I'm assuming we would be at the back of the queue at that point so hopefully we will hear somethjng soon0 -
Just spoken to my FA and he's informed me that we have our mortgage offer!! Yay, over one hurdle0

So I've been biting my nails waiting for result of mortgage valuation which was carried out on Thursday, apparently Leeds BS have received the report and have sent to underwriters. Is that a positive thing? Would they have sent them to underwriters if property was down valued, would we know by now?
Apparently brokers say our documents are still in a queue due to Leeds BS being a week behind on processing documents, not sure how quickly they'll turn everything around. So I still have the worry there'll be an issue with affordability or something unexpected. Thought that was all done seeing as valuation happened but the wait continues!0 -
I've applied to the Leeds too, just wondered how long it took to get from application to valuation being done?0

Dave808, we submitted application with all documents via broker on 24th Sept and the valuation was carried out on 1st Oct. It sounds like Leeds BS do valuation before they review any of your docs as ours are still in the queue for checking with underwriters. Feeling very nervous.0
