Yeah it came quite late at night, they seemed to have done all the checks prior to valuation and then once it was done we got notice the same day, not sure if us banking with them made any difference, good luck with yours

We put our offer in 24/07, the valuation was carried out 14/08
We've got quite a bit sorted already as we had a property fail to complete in July and the house we are going for has searches from a previous fail too.
Need to exchange and complete before 30/09 as our tenancy ends then as they've sold this house.

We had the same James, it's a small development with 60 houses on and the one we've reserved isn't overlooked at all and when we reserved ours someone called in about it as we were paying our deposit. It was a good feeling. I was thinking no you can't have it it's mine.

Quick update -
Heard from broker and they want a signed (by accountant) full two years accounts from Husband, an SA302 form for myself and also now a FULL accounts for my husband for this year!!! AAAAHHHHHH!!!
At least it has been looked at and the ball is now rolling!!

UPDATE

Lenders valuation was yesterday. Got valuation report about an hour ago. Valuation came back at the sale price agreed. Woolwich are currently reviewing the valuation. We have no formal mortgage offer yet. The valuation came back with this in it:

Essential repairs

There is evidence of dampness to some walls and timbers in contact are effected by rot. You should instruct a damp and timber treatment contractor to investigate the full extent, including underfloor timbers and carry out necessary repair work.

The electrical and gas installations should be tested and upgraded where necessary.

Just to note that the property has be empty for a year. On the 4 occasions we visited we didn't smell or see any obvious dam (I know that doesn't mean there isn't any)

As we haven't had a formal mortgage offer yet, does this mean if we do it will be subject to these essential repairs?

We have our Homebuyers survey being done today also.

Santander want confirmation from my solicitor (not the same one doing the conveyancing) that I am entitled to my inheritance. He's prepared to help but only if they email their questions to him. Mortage advisor is phoning me back later and I'm terrified that she will refuse to email him direct.

If she does, I have no idea what to do next - it'll be bye-bye new house

I don't know why they can't tell you everything they want at the outset. The to-ing and fro-ing is frustrating. At least a request for more info means that things are moving albeit slowly.
