That depends - some lenders have underwriting- valuation some
have valuation- underwriting.

I’m waiting 17 days for my valuation to be carried out but it’s all done and waiting just for this ...

I'm with BOI as well:
AIP: 29/06
Offer on the house accepted 01/07
Full application: 02/07
Additional documents added: 06/07
Valuation ordered: 10/07
Valuation: 15/07
Valuation result: 16/07
My broker said that we should expect an offer Tuesday or Wednesday now so fingers crossed! I'll keep you updated!

Friday you send the application to HTB ? 

You Lender will do nothing without AIP ( most wont ) so I presume you got AIP on Friday . Rest depends on so many factors that you can wait weeks for anything or you can be done within two weeks.

Heard from my broker this morning , Accord are running behind and I should expect to hear something at weeks end . It’s only been 7 working days so far so fairly good. I’ll not hold my breath though 😁

It’s good your broker is keeping you up to speed! Hopefully the wait will be worth it, I keep thinking if it’s bad news I’d like to think we’d of heard by now given that we had our valuation last Monday but I think I’m just hoping ha.

My valuation was on Wednesday and I'm waiting for the result. It was "received" on Thursday but just waiting for the underwriters opinion... I am so nervous. I can't stop telling myself it's going to be horrifically undervalued and I cannot afford that (and vendors wont budge probably due to them recently selling).

Ugh Accord’s time tracker has changed. When we applied it was 12 days from full application, increased to 14. Now it’s gone up again today to 16...so Friday. Ahhhh!!! I just want them to put me out my misery.

On the bright side you can (like me) stop checking your email for an update every 10 mins ! 😀 Frustrating though
