    have you looked at rooms in shared houses or being lodgers rather that taking on a whole let.

    due to changes in housing Benifit and your ages you will only be entitled to finance for a shared room.

    spareroom is another one, not necessarily will you get a house but you will find a room to stop you being homeless

    My son needed a guarantor until he was 21 so I stepped in there and told him if he got into arrears I wouldn't be paying it and he would be selling his bones if he had to, to get that money lol.

    I am pretty certain it is 21 as an upper age for needing a guarantor unless they are one of the rather dodgy agents.. I'd be speaking to Shelter they are pretty excellent at such things.

    Are you currently in rented? Did the LL issue an S21 eviction thingy? It's only an invitation to move out - you don't have to, but just keep paying your rent.

    If only that were true! I was asked for a guarantor last year at 23 - in my case because I was newly self-employed. People reliant on state benefits seem to get asked for guarantors at all ages.

    - The house is rented, currently paid by my mother. But due to her moving out on the 10th, that will leave us stuck.

    - We live in the UK.

    England has different rules to Scotland which is why I asked - UK isn't enough information.

    So are you currently living with your mother? Why is she unable to be a guarantor for you?

    It seems that if a landlord will even accept people on JSA and housing benefit (and most won't) they want a guarantor regardless of your age.

    Me and OH rent and have been in our property for a good few years. Due to difficult circumstances we were on JSA and housing benefit earlier this year and as there is only the 2 of us we were only entitled to benefit to cover a 1 bed property. Our house is bigger and the benefit did not cover our rent. We could not afford to top it up from JSA and thought we would have to move to a smaller place. We soon found that landlords do not want people on housing benefit. We went to every agency and tried loads of private landlords. We only found 2 willing to let us rent - they both wanted a guarantor which was not a problem but they also wanted two months rent as a deposit plus one months rent upfront. Quite how we were meant to find that I don't know! Luckily OH found work

    It costs £500PCM, housing benefits only support you with around 80-90 per week (sorry, updated). We can obviously top up the rent on this, but not as much as £500.
