Homeless on the 10th July.

Hi,

Me and my partner (both 21) will be made homeless on the 10th July unfortunately and was wondering if anyone could give us some advice.

We are in a fairly good position at the moment, we have a deposit for a rented house, currently claiming JSA and we are entitled to claim housing benefits, you would be thinking, well whats the problem then?

Well, every home we have looked into are asking for a guarantor, we have no possible way of getting hold of one to sign our contract.

I was wondering if the homeless scheme or anything smilier would help you out with the guarantor to prevent you becoming homeless?

We have until the 10th July to find something, and if nothing is found by then we will be homeless :(.

Any help or advice?

    Have you tried private lets? Via gum tree or even getting a room e.g. Sparerooms.com? This way you avoid the letting agents.

    I recognise it's hard though :(

    have you talked to shelter and the local council is moving in with parents or friends an option until you have secured somewhere???
    The only people I have to answer to are my beautiful babies aged 8 and 5

    I agree - try private lets, not estate agents. Private lets have a tendency to be able to be a bit more flexible with the tenancy conditions. Also, if you haven't already, ask to speak to a lettings manager at estate agents, explain your case face to face, ie how much of a deposit you have, how much disposable income you have to be able to continuously afford the monthly rent etc. Take proof with you to help seal the deal.

    Hi,

    Staying with friends/relatives is not an option unfortunately!

    We have already started to try private lettings, iv'e tried Gumtree, if anyone else can think of any, please do let me know.

    Open to as many ideas as possible. We appreciate your help.

    Would you be able to offer a bigger deposit, at least 3 months rent? If so, it may be worth while trying to negotiate with an estate agent.

    Edited to say I have never been asked for a guarantor, even when in my 20s, but i was employed. If you can't find anyone who is willing to rent, I would focus my attention on getting jobs. Relocate to a different part of the country if you have to - since you don't have a letting contract at the moment, you are really flexible and could start asap anywhere?

    Edited to add, now should be prime time for finding a student room sub-let over summer, won't help for long but would at least be somewhere to stay for a while.

    Homeless on the 10th of July? By this I'm assuming that your current landlord has got a possession order from the court? If they haven't, go nowhere.
  • Just a warning but be careful with Gumtree! When I was looking for a property a few years ago there were a number of people running scams on there. Don't transfer any money or wire anything through western union (Even to a friend, providing the 'landlord' with the receipt) etc. until you've seen the property. I know it sounds obvious but I was very nearly caught out a while ago when I was in a similar situation to yours and in a rush to find a property at the last minute :o

    Why the 10th July? You do not HAVE to leave where you are, of you do you will be making yourself intentionally homeless, stay until you have a court order against you to leave.

    Post this on the Housing Board and you will get good advice.

    we were in the same situation when i was pregnant with ds, although me and my partner were both working. they put us up in a hostel for 3 days when we were really lucky and offered a house.

    Very different situation as you were pregnant!
