i took black lab back to vets first thing this morning. and she is much better. he thinks the hot dry weather contributed to her having a "dry throat".. sort of a hayfever .... i bought some of that posh honey and she has a spoonfull each morning. now its rained and cooler she has improved but time will tell. i have an airport run later then picking up a dollshouse on way back [bay!] as if ive not enough projects on the go !!:o sunny today, slight breeze so nice. im tempted to find out more about that cat... sounds like it would fit in here ...;) :rotfl:

so there is in effect another ceiling under bathroom ? is that one sound ? if so i think id have the lower one blasted for woodworm etc but then that stuff that hardens wood and leave as is !:D i think its characterfull. if theres no weight [people] on this actual ceiling from above ??..... but you know me ...old and quirky :rotfl::rotfl:

We need that floor to be sound. I don't want it to look new, but need it to be strong enough to take weight and preferably not so........gappy. We were going to do something like carpet the 'secret dwarf room' above for insulation for room below and turn on into a sort of claustrophobic snug.

:rotfl::rotfl: why not treat as suggested then lay old new planks over floor above so visually gaps are filled but "old" remained ? will make "snug" a bit snugger by a couple of inches tho...:rotfl: im dreadfull... i love old quirky look :o im the advocate for OLD.....

That actually is not a bad idea. The beams are going to need some treatments. They've had a horrid orange varnish at some point, that needs to GO. Then I think we need to more liberal than ever before with wood worn stuff( this has been treated from otherside, but its been damp, newly exposed and , well, its clear its been well munched there and where it was in the walls is munched to NOTHING. Maybe when we get the varnish off we take stock of what is left and make a decision then?

Question now is how best to get that varnish off. All the worn holes aren't going to make it easy, but don't want to lose too much character really.

LIR, our original wooden lintels that we removed looked 'well munched' but when we removed them, they were so munched you could break them apart just by squeezing them with your hand...

phoned carpenter today to give me a quote, so he will be coming to have a nose middle to end of week.. haven't got a penny to my name at mo lol... but at least when he gives me a quote, I got something to work too.

one of our biker friends asked to b buy a small pig for a spit roast at one of the biker parties.... bloody typical.... cant do nothing for at least 28 - 35 days...

2 boglets still not well, quite serious... but there is nothing more we can do, I did suggest to hubby on Saturday we call the hunt out to shoot one of them, BUT on sunday it was running around ok... but it seems to have slipped back a bit last night/this morning... so going back up the ranch in an hour to keep an eye... and to also snuggle up in the pig shelter with them lol

It is heart breaking, BUT I am realistic.

Choille hope you are getting better..... we are lucky in one way as the 'free to roam' is not in our area, I think it is just certain national park areas..

    Nice beams, lir. :D

Thinking about the folks posting here who have land, it seems none of us has a house without issues. It's the price we pay. :(

I wonder what happened to phoebe? She was going to be first at finishing a renovation.

Edit: You have 5 year old boxes of stuff still packed. We can show you 6 year old ones! :rotfl:

14 year old ones actually! Still haven't unpacked some things that were packed when we 1st moved up to the Highlands in 2000.

LIR - looks beggered to me. Doesn't look safe if there's a room above. Lot of infestation & rot that's been going on a long time.
Here you would need sound proofing btw two rooms so you would have to have some form of insulation btw floors.

CTC - I have escalonia & fushia that does well - I keep having to hack it back. It makes great, colourful hedging. I also have rogosa rose which is incredibly prickly - you wouldn't climb through that. I just snuck a couple of runners from the side of the road - so free & easy to establish. The birds love the big fat hips when the appear.

    .

The 'room' is a very low one, maybe four feet high? There is some possibility it was a priest hole. So its not technically a room. But a 'void'. There is evidence in the room, both below and above ceiling of a very old stair case, one tread and riser each side of ceiling. We would like to put a soft floor covering up there to make crawling on more comfortable and to deaden sound above / below, but room above is the bathroom, that room is to be half of a dining/ garden room. Were thinking about putting some sort of steps/ ladder up to a new door way in to it from the hall way too.

I think you're probably right that there will be no chance but I'd like to see if any of it can be saved.

Spent half the morning getting car insurance quotes, only to get about £15 off. :( Still well under £200 for a policy with a few extras, but it seems every discount has been applied.

Van MoT tomorrow,. We live in fear & trepidation.......
