    hi all

rhiwi....how cool is that... a BLUE iron barf... my big old iron barf [white] was "gifted " from the big house [written underneath...for the west lodge] so guessing its at least 1930's.. hasnt been called west lodge since pre ww2. i love it ..i can almost lay flat in it and its deep....hence im always "in the barf" :rotfl::rotfl:

ferret/rozee...do you just need another bathroom suite ? friend just bought another house which she will be emptying...and i mean emptying.;) i am like an old bloodhound following the builders to the skip on these occasions and can have anything. its usually all good stuff as the houses rack up a min £m price tag. anyway let me know of any interior accesories that may be of use that are leaving the house that i can rescue...:D

had to go get my plaster cast changed today as in the words of the nurse "youve DESTROYED it"!! ooops :rotfl:

yesterday i lost a cheapy pair of glasses somewhere in vicinity of horses.....:( last night i misplaced another cheapy pair....:( so today i took my posh pair with me and yep...lost em near the horses..... my friend and i took the 2 newbies for a walk up the lanes so gawd knows where i lost em...
went to pound shop bought 4 cheapy's and guess what.... put chooks to bed and yep....lost a pair already :mad: i put em down and cant see to find em again....oldtimers :o:rotfl::rotfl:

Alfie, have you checked on top of your head? That's where my OH finds his glasses ;) He's taken to wearing them on a thingy that goes round his neck so they hang down, never loses them then although he can still break them. He used to like his £1 pairs but went for an actual eye test recently so now has proper glasses, three pairs in case of loss/damage!

I only lose mine at night, they generally turn up somewhere in the duvet or on the floor.

Thanks for the offer of salvage, I'm a bit of a magpie at the best of times, this could be dangerous! I am generally on the lookout for anything that will suit the age of the house as we will eventually do the whole place out sympathetically, removing all trace of flat packs we go. I do need a bath, but in fact I have a couple knocking around as water troughs and in theory could re-use one of them. Also I don't know if upstairs floor joists will take a cast iron bath, the bathroom was originally downstairs so I'm still undecided atm.

Hope you're cast isn't too itchy!!

Alfie, if your specs cost what mine cost, you'd not lose them! Mine need a change, but I think I'll hang on till the big OAP pay out...:o

Hate changing. First time out in these I had the unfortunate combination of sudden rainstorm, unfamiliar location and a helpful person who'd replaced a car park sign the wrong way round. Result: I drove into a kerb and damaged a new tyre. :(Went back, saying "I can't see in these!" and the lady said, "They're set too high and so you're looking through the wrong bit." Hmmmm... they fitted them!

Itsme, I don't know what to say. As you'll know, the CLA have been lobbying and getting nowhere. If this government won't listen, I can't see the other lot changing anything...:(

Yes, the new hens are pretty enough, Better Days, but fairly characterless at present. Yesterday a couple learned how to scratch around.....

Still working half days on the wood barn roof; my legs won't stand being on a ladder for more than 4 hours at a time. The worst bits are done, so hopefully no more teetering about with not a lot to hold on to. :)

Those of you with family descended/descending, remember you will say "Wasn't that fun!" .....afterwards! :D

Rozee, I will have another go, but I couldn't find you on Photobucket yesterday. :o:o Probably searching all wrong.

I tried, too, Rozee, with no joy, sorry.

It isn't the Government that's the problem, Dave. It's the local Planning. They refuse to budge from the commercial restriction (making it a mixed use property) which is making it impossible for anyone but a cash buyer to purchase the place.
As we get older it will become even harder to keep on top of the place & more will have to be paid out for others to do it for us. Obviously, Planning would rather the rental side stood unused/uninhabitable & we let the whole place fall down around our ears than for them to do anything constructive to help us shift it on to others who may want to run the rest of the property as a business by reinstating the other cottages.

ITSME... this has prob been spoken about and thought of etc,

but could you not say, you own the house, and transfer ownership of the cottages to hubby, and do this with the land registry etc.. so then there is no business attached to the house, so in theory the house and the cottages have 2 separate council rates, and sent to 2 different people.

so the house is now private, and potentially have a mortgage. and then who ever buys your house, gets the cottages for free, or for a £1???

I know you don't want to go down this road, after spending umpteen thousands on doing the cottages, but if you did, gut the cottages, would you lose a lot of value on the sale price? and if you did do this, would you be able to find a buyer?

Have replied to the first part by PM as everyone here is fed up to the teeth with hearing my problems. Not half as fed up as I am being on the receiving end though :p
I would guess that by gutting everything out except the house the value would fall by significantly more than 50% from current value .....something like losing the entire amount that it was up for sale for a couple of years ago from its' peak value when everything was operating.

As for whether a prospective buyer could then get a mortgage, in theory yes. However, I don't know if lenders might not still balk at the thought of a borrower possibly putting the cottages back into commission - so ending up with the same problem we now have. We could just be doing all the ripping out & dropping the price to find the problem still existed.
Unless the lenders' criteria changes again (back to how it used to be) I would think there's a fair chance of that happening.

I'm not bored with your problems itsme.

Here is the link that I have for my photobucket account. I can see pics of me breastfeeding the twins in the hospital! I think that's only because I'm logged in - I don't think they are on general view. http://s1272.photobucket.com/user/rozeepozee/library/Facebook/Profile%20Pictures?sort=3&page=1

Went to the auctions today and had a row with my mum. Two different stories for when we've all calmed down a bit....

    Oh yes they are :D
Thanks for the 'not bored' bit. :A
I'll now go back & look at the non-booby pics :rotfl:

I don't think any one is bored either.

Its just we all want to find solutions! We're probably where you were at some time ago, not as far along the line of resignation!

The thing is its very relevant to dreamers and MSE, more so than much we talk about, because its part of the plan isn't it....what happens at the end of the 'work ' part of life...

For many the answer might be to stay, employ a manager and keep running as a business, but if the option isn't there financially or the plan has always been until retirement and now there is no way out it becomes a big deal for many, many dreamers for who this has been the obvious and ENCOURAGED infact, often mandated diversification.

very much agree with lir; this had been one avenue I considered. I would still do it is there were no planning restrictions but it has been a huge education learning about the pitfalls. I would now only do it if the PP was in place before purchase and allowed me to sell off at will.

It is this sort of sharing of experience that make this thread so useful.

    Thanks, LIR & RAS.

For us a manager would never have been a workable option because when you live 'on site' you are always on call. It's not until someone has done the job that they find out how 'on call' day & night you can be.
It was always going to be retire & sell up. Suddenly lenders change the goalposts & we're trapped. Nobody can plan for that happening.

At least we know about it. Looking at the number of properties which have been up for sale for several years (with all the negative presumptions that causes for prospective buyers), I think there are a lot of people in the same situation who are totally unaware they've no hope unless they get a cash buyer or planning lift the restrictions - both highly unlikely.
