I lived for over 16 years about 400m from the M6/M62 junction. Never caused me any concern. The constant low hum of that sort of traffic tunes out very quickly.

I think there are some unrealistic expectations here. If I could afford a £500k house in a quiet village, I would buy one, but in the congested south-east prices are sky high and here only the rich can have what they want. Noise in the garden is a pain but you have to set this against paying £20-25k more for a similar hosue in a quieter street a few blocks away.

Tancred , why do you bother asking for views when you always argue against them?
Never, under any circumstances, take a sleeping pill and a laxative on the same night.

Tancred and money are certainly very solid in their convictions, I'll give them that.

I live approx 1 mile from M6 and I hate the constant drone. The volume of the drone is totally dependent on atmospheric conditions, but I really hate it and have to shut the bedroom windows some nights.

I am sure I read a post on here somewhere that they had sold and had to let it go for the stamp duty threshold of £250K - found it.

Asking prices are certainly moving upwards - and this has hit me hard as I've been pegged to the £250k mark due to the SDLT threshold business. I could always wait another year but there is no guarantee that I could sell my house for more and prices of houses in general will continue to rise.
I could never live in London even if I wanted to (which I don't). Maybe if I won the lottery jackpot.
