Section 21 not received

Long history won't bore you with it, but I'm fuming.
I'm in a rented property, moving to a bought house soon I hope.
LL put house up for sale insisted it being sold as investment with tenant.
Bridgfords marketed it as vacant profession.
House sold.
I found out today that bridgfords told LL all offers they received were either 20k below asking due to tenant or near asking vacant.
Not one viewer knew it was rented out, they all told me as I asked if it was for them to live in.
I also found out today as a result a section 21 was issued to me on 1st may.
I've never received it.
I hope I'm ready to move before they try to enforce/complete purchase, I'm so angry!

In that case it's not valid. You could ruin any purchase they make promising vacant occupation.0 -
How have you found out a S21 was issued if you've never seen it?
How will they be able to prove that it was served?0 -
I don't really want to ruin it, I just don't want to be booted out before completion on my new house.
Bridgfords are the worst agents I have ever dealt with.0 -

I emailed LL to ask about notice period as m buying somewhere and they rang me today.
What happens if I move out before the notice expires? Do I pay rent up until then?0 -
They offered to email me a copy.0

Notice is only valid if proof of serving exists. No proof, no notice.monty-doggy wrote: »What happens if I move out before the notice expires? Do I pay rent up until then?
You pay rent for as long as your tenancy exists, whether or not you're living in the property does not matter. If you stay longer than the notice then you're liable for rent on the full period you stay into.
For example if your 2 months notice was served on May 1st (and it's valid) and you leave on June 15th, you are still liable for the rent until July 1st. If you remain in the property until July 5th, you are liable for rent for the July - August period.
Valid notice allows a landlord to apply to a court for possession.0 -
I'm going to complain and say I've not received it. I don't want to end up in court I've enough going on trying to move house and recently had surgery meaning I can't walk. Even if I wanted to I can't move quicker than it takes my foot to heal!0

Point out to them that you haven't received it and ask them what proof they may have that it has been correctly served. And then wait until they respond. Let us know what they say.0

Well I've just been on the phone and she said it was posted to me but not recorded, I stated again I've not received it.
They need me to leave by the end of the month or they risk losing their sale. I told them I don't know if this is possible as I've got to exchange and complete at new house, and I played on my broken foot surgery saying I can't physically move.
She said if I move at the end of the month they will pay half of my removal costs. (I've been quoted £408)
I rang the conveyances who is going to call me back tomorrow to see if its possible.
If it goes to plan is that a good enough result?0 -
Worried about getting deposit too as new owners will have property who decides if its in good enough condition?0
