Declutter for the photos - window dress! We moved everything around and cleared shelves etc to make the place look bigger.

Agree, the tenants will put a lot off.
Also, I'd get that first picture changed. Is it a flat or pitched roof? (Yes, I know I could look at street view, but can't view it at work on RM so have to go into google maps and would then have to find house.) I don't think it's particularly clear, and might be putting people off.
I think I'd put HOUSE in caps and/or bold. Will be a bonus for most looking for a one-bedder, or is it priced the same as 2 bed flats? If so, it might not go in your favour as generally people will go for the 2 bed option, even if it is a flat...

PS I know what you mean about viewers not reading the details. I remember selling a 2 bed house and the 2nd bed was clearly a single. Photo of it with a single bed, sizes listed, clearly stated 'single bedroom', but so many people kept viewing then saying they wanted a double second!
Also, the last house I sold was on four floors. The amount of viewers who said they didn't want something on four floors. ARGHHHH! Even viewing, they'd be surprised when there was another floor.
I usually research houses to within an inch of their lives before viewing! I read the details what feels like a zillion times and underline/highlight the important bits.

Your property is a bit cluttered and I think that you should get the Estate Agent to put the front elevation photo first.
I did not realise from the living room photo how beautiful the external elevation is and may not have gone further if I was not reading this thread. Also there are too may photos for a 1 bed house.
De-clutter the house (remove the coat stand as it says no storage to me); "re-present" the photos; remove the "Buyer pays stamp duty" tag and reduce the price to £208,500 and see what happens.

Many thanks for all your advice. Interesting you say that about the front elevation, because in fact that was what made me really want to view it before I bought it. However, I currently have a photo rotation switched on because the EA says that makes people more likely to click through (what appeals to one person may not appeal to another). I am happy to reuce the price, but I'm just thinking, if I reduce to £208,500, it will still only show up in searches for properties up to £210,000, as it does now. So that is not going to get me more views, I supsect? However, sounds like you have a lot more nous about these things than me.0 -
I can't see on the description any mention of their being tenants in at the moment. If I got there and found this, it would put me off. Even if they are under notice, they may not actually leave and it will be a long, dragged out process. .
My tenants are very friendly and articulate and have been conducting the viewings for me - they will have made it clear to viewers that their own purchase is about to complete in a matter of weeks, so vacant possession will be assured, so hopefully that reassures people. I also have an S21 in place anyway, which they are happy to abide by even if their own purchse is delayed.0 -
It may not hit your tenants radar, but from experience of seeing two of the neighbours kids appearing over the top of my fence its something that puts me off.

As for feedback, does it matter... Really? If someone doesn't offer on a house then doesn't that basically tell you all you need to know? i.e. that the viewer doesn't want to buy it?

Yes, of course; if you never hear from teh veiwer again, you know they weren't intersted. But feedback is always welcome, just so that I know whether there was something specific they all disliked. So far, I have had feedback saying that it is realistically priced for the type and condition, so I suppose that is reassuring, but as is human nature, I tend to focus on the negatives!0 -
Honest view point.
I'd re-arrange the livingroom/dinning room to make it feel like it has more space.
I'd also get the fence sorted out properly, it just looks a mess.
I'd actually think about getting a big 8ft fence at the back so as to hide that god awful trampoline.
Get it all looking the same, nice clean and tidy.
I really think that would help sell it.
A friend of mine had his place on the market for 14 months with no joy, in the end I talked him into spending some money on it (he really didn't want to as he was leaving after all...)
We sorted the garden out and re-decorated some rooms and it sold on the first new viewing !
Worth thinking about.

Tenants have their own purchase nearing completion so there's no reason for them to scupper my sale. Plus they are very nice decent people who I trust to say the right things. And finally, I have offered them a cash bonus if I have an offer before their completion date - so that's an added incentive.
Your property is delightful from the front elevation, a very pretty building. The inside needs a damn good clean, you can plainly see how grimy the bathroom is. It could also do with a lick of paint, that blue in the lounge is the wrong blue. It is too stark and looks cold.
Everyone seems to agree about the front elevation, so I will reporder the photos to make sure that comes first. I haven't been in the bathroom for several months so can't comment, but the tenants do keep the place very clean. I really don't think it looks grimy. The house (apart from the bathroom) was redecorated last September. The colours were all chosen to be fairly neutral with a view to selling. It actually looks very fresh inside. But again, everyone has difefrent ideas about colour.
The real big plus to your property is the garden, but it just looks so sad and neglected. Outside space in London is gold dust. Make the garden gorgeous.
I agree, but not sure how I can make the garden gorgeous in a matter of weeks, when it has been neglected for so long. Any ideas? I have no gardening expertise whatsoever!
