Thanks. Yes, I can't be ordering the tenants to shift the furniture! But think the photos give a pretty genuine account of the place, I'm quite happy with them.0 -
My own experience is that there often isn't a clear reason why I don't like a house - I just don't. But then EAs phone up and ask for feedback, and I have to say something, so I do... I have said things like "Really I'd like a garage, and it hasn't got one" - which of course will have been pretty obvious to anyone, and must sound daft to the vendor!
And of course there is the fact that even a house that lacks something you're looking for might be 'the one' if it's perfect in every other respect... But if it isn't then you have an 'easy' answer for why it doesn't suit you.

Well, that's going on 3 EA valuations (top valuation was 220K) and my equity loan company's surveyor valuing it at very close to that a couple of weeks ago. He did comparisons with recent sales in the area and pitched it between a 2 bed flat and a 2 bed house. And my Rightmove stats are very good, indicating it's realistic. But, I was a bit surprised myself if I'm honest!!

THIS! I've been to see houses that I don't think are right for me, but I don't know for sure until I've been in. The house I'm buying looked horrendous on Rightmove but in reality was great...0 -
Your property is a bit cluttered and I think that you should get the Estate Agent to put the front elevation photo first.
I did not realise from the living room photo how beautiful the external elevation is and may not have gone further if I was not reading this thread. Also there are too may photos for a 1 bed house.
De-clutter the house (remove the coat stand as it says no storage to me); "re-present" the photos; remove the "Buyer pays stamp duty" tag and reduce the price to £208,500 and see what happens.

I can't see on the description any mention of their being tenants in at the moment. If I got there and found this, it would put me off. Even if they are under notice, they may not actually leave and it will be a long, dragged out process. I might then make some excuse to the agent about the location or the size.
Also, too many photos for a 1 bed house. Pick the best on of the garden, bedroom and kitchen, and maybe have two for the living area (one from each end) but no more. The fact that your bedroom pictures are split up in the chain of pictures may mean people assume it is a second bedroom after all.0 -

It may not hit your tenants radar, but from experience of seeing two of the neighbours kids appearing over the top of my fence its something that puts me off.
My big bug bear at the minute is solar panels, I have see 3 houses recently that would be pretty much perfect bar for those sodding things.0 -
I think that since very few houses are going to be able to tick every single of any one perspective buyers boxes on their wish list, people will view places with aspects that they know would put them off simply to see if the house is so good with other aspects that they could compromise.
As for feedback, does it matter... Really? If someone doesn't offer on a house then doesn't that basically tell you all you need to know? i.e. that the viewer doesn't want to buy it?

I can't comment for sure about the price but I would have thought it is about right.
However what is not right is the following.
1. The tenants are still in situ. I would not even consider a property where the tenants have not yet vacated. How can the purchaser be sure that the tenants are going to leave and if they do leave that they do not completely trash the place if they are being forced to move against their will.
The purchaser only as the EA's say so that the tenant will leave and that they are happy to leave.
2. Because the tenants are in situ you have no control over it's presentation - frankly it looks awful.
3. If the tenants are present at the viewings how do you know what they are saying to purchasers......
Contrary to some of the posts on here I have never had any difficulty in selling a one bedroom property.
However, they do have to be absolutely perfect.
Your property is delightful from the front elevation, a very pretty building. The inside needs a damn good clean, you can plainly see how grimy the bathroom is. It could also do with a lick of paint, that blue in the lounge is the wrong blue. It is too stark and looks cold.
The real big plus to your property is the garden, but it just looks so sad and neglected. Outside space in London is gold dust. Make the garden gorgeous.
Your little house has huge potential but it is not being marketed or presented to show it in a good light.
I reckon if you decorated it nicely throughout, staged it to look sophisticated and elegant, turned the garden into a trendy urban oasis, your little house could be a gem.
i think you are leaving money on the table here. If you took some care with the revamp not only would it sell far more easily you could probably get more money for it.0
