Why do buyers not do their research??!!

Just a mini rant really. My property for sale is on a very busy arterial road. The property description states that is in a busy urban location and is double glazed to keep traffic noise to a minimum. It also has one bedroom.

Feedback from viewings: "It's only got one bedroom, so is too small for my needs." Errr, well it clearly states it has one (large) bedroom; did you think there were a couple more bedrooms hidden away that I'd forgotten to mention??

"It's in a very busy area, I want something much quieter". Yup, if you'd read the details and/or looked at Google maps you would know that. Or did you think it might just be surrounded by fields despite being in a "busy urban location"???

Why do buyers waste their own, and vendors' time by simply not doing the basics of reading details and checking the location??? :mad:

    Possibly, they were 'persuaded' by the EA to view the property even though it didn't mee their requirements?

    It might be your EA's fault. They may be contacting these buyers and saying to them 'we have the perfect property for you.'

    I really don't think so, as I'm using an online EA, so people contact them to arrange viewings, the EA doesn't pursue buyers as such. It's such an irritation more than a serious problem, but I find the whole thing stressful enough without timewasting like this that could have been avoided.

    Whilst I understand the frustration, I have to admit that I viewed some properties that didn't match my checklist, simply because, as a first time buyer, I wanted to make sure about what I actually wanted. I wanted a 3 bed but viewed some 2 beds because I decided that if everything else was perfect, I would perhaps compromise. But everything else would have to be perfect for me to compromise. Therefore, when the EA asked for feedback, it was purely that it was a 2 bed house that I didn't want it. There was nothing else wrong with it, it just wasn't perfect in all other aspects to make me compromise.

    I also agree that I viewed some on the EAs suggestion, even though they didn't fulfill my checklist.

    Thanks Calleja. I don't hate you or indeed the viewer! I am grateful to get feedback even if it is irritating; at least they were polite enough to give feedback. It just made me want to bang my head against a brick wall for a few minutes...

    We had this a couple of times. one who didn't like the layout and the fact the main bathroom is downstairs. If she'd looked at the floor plan she would have seen that! It is irritating but just part of the process I guess!

    Hmmmm, thanks! I'm quite confident it's not that. I assume if people don't want to give feedback they just don't bother; it's not as though they need to be polite. In fact, I've only had 2 pieces of feedback so far from 7 viewings, so I don't know what that means. I know when I've viewed places I'm not interested in, I have just avoided that EA's phone calls like the plague so as not to be hassled...
  • On a recent episode of location location a couple purchased a 1 bed over a more spacious 2 bed due to its location.

    Maybe people are viewing to see if your 1 bed will be suitable even though it may not be exactly what they are looking for.

    I think we are all guilty of having an image in our minds of what we will compromise on and then reality kicks in and we realise that it maybe a step too far.

    If you put up a link we could see if there is something you could do to improve things

    I dont understand why people don't do the most simple research for such a pricy purchase.

    I am currently looking to buy, and I usually have rightmove and google maps open with an eager eye ready to spot england flags and trampolines.
