Why do buyers not do their research??!!

    Some just want to be nosey or to get ideas. Some people even go viewing as a hobby _pale_. Not my idea of the way to spend a perfect hour or two but each to his own, I guess
    Frustrating for you, though, OP having put work in to get the place ready.

    Sometimes people just come up with any excuses to get the EA off the phone. Also people go and view what may not be perfect to see if they can compromise.

    In January I went to view a property which I knew was a way out of the town centre but also on the best road in the area. I liked the house and had a second viewing but never put in an offer. When the EA rang asking for feedback I explained it was too far out of the centre (I don't currently drive) and therefore not right for me. I had done my feedback and knew exactly how far it was but walking there in snow showed me how annoyed I would get on a daily basis.

    Not sure how much it knocks off, as my interest in a property ceases the 2nd I spot a flag in the vicinity.

    Considering my other post, perhaps replace the fencing at the back of the garden or add trellis and climbing plants, as that would put me off, sit down for a glass of wine and see some gurning kids face repeatedly appear.

    Looks fine to me , it is a good size bedroom.

    Why would anyone expect somewhere in London to be quiet?

    Even the expensive posh houses in Richmond are under the flight path and extremely noisy. In fact noisier than my parents house in Ashford a mile south of Heathrow.

    Is it possible to move the settee? I think it may be bringing the room in & that the room may look larger if one could see along its' length more. Could it go to one side or at an angle?

    Ah, just read it's tenants in there so any staging will be less easy. :(

    Made me laugh when I read your first post, because I hadn't even registered the trampoline in the garden behind! However, my tenants have never mentioned any nuisance from it...

    Oh, there was also a comment about the wide angle photo having made the garden look much bigger than it is - not sure what I'm supposed to do about that, surely that's the reason for viewing - to see what the place looks like in real life??
