    Probably not a deal-breaker, but I would certainly be trying to get some £££ off if the conserv roof has a hole in it...

    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    This is exactly what I'd advise too. Just explain you didn't realise the conservatory roof was leaky when you made your offer. Tell them you love the house, you're completely committed to buying it, but as you are at the end of your budget you need them to make the repair before you buy.

    For the sake of a few hundred pounds, they surely won't risk losing the sale?

    Would the OP risk the purchase and the sunk costs (legal fees and survey fees) for the sake of a few hundred pounds?

    If the house was already competitively priced, and the defect wasn’t hidden or of the kind that only a surveyor would pick up, I wouldn’t be budging if I was the vendor.

    Don’t forget that the vendor is also going to be buying a house, so he’s more than likely broke as well.

    Whoever quoted £3,000 for a 14 Sqm PLASTIC roof is on a different planet, for that you could get a new slate (cheap Chinese slate) roof on a standard semi in parts of the UK!
