  • Okays...imagine the seller is reading this for the sake of argument...I've not seen anything yet that is going to convince them to sell a £170,000 house for £165,000 (which is what it boils down to) if the house is already competitively-priced at £170k.

    My reaction would still be "hmmm...they've already knocked £2.5k off the price and now they are looking to knock another £2.5k off. Wonder if they would even stop there - or would they try and gazunder me just before contracts exchanged?"

    That's how its coming over from a vendors viewpoint from what you are saying so far.

    She's not a troll in the sense that she's not deliberately trying to wind you up. But she has been posting on here for years and years in the same way. IIRC this is the sixth username. All the rest were banned eventually. Keep posting Money! I wanna know how the house sale goes and all about your move to Utopia. :D

    And I'm sure she doesn't have cats having posted once that when she dies she wants her body left for three days to make sure she isn't buried alive. She was worried that if she had cats they would eat her.:cool:

    Can't you just replace the roof yourself? It's not a difficult DIY job - Screwfix sell the polycarbonate sheets and they're not expensive. That quote is very high indeed.

    OP, material cost to fit a warm roof (insulated) of that size would come in under £200 and is completely possible for someone with basic skills and some common sense. Polycarbonate sheets are also easy to replace if you want to keep it as a conservatory. How good are your DIY skills, or more importantly, do you want to upskill and have a go yourself?

    My DIY skills end with flat pack furniture. My OH is useless too :) I think I will just have to wait and see what survey says, I am just worried this may end up a nightmare.

    But I love the house!

    If you love the house buy it. Don't worry about small things the survey throws up. Most work you can get done at your leisure.

    Don't lose the house you love for the sake of a couple of grand worth of work.

    Didn't think like that. I really do love it. Fingers crossed everything on survey is trivial then!
  • Unless you are buying a brand new house, there is going to be stuff come up on the survey. The issues with hole in conservatory roof would not be a deal breaker for me. My parents were quoted 3000 to completely replace the conservatory (concrete pad/electrics already there) so the quote you have had is OTT. If they have furniture in it then it can't be that bad.

    Moss on roof - borrow a pressure washer. If you're in the West Midlands you can borrow mine :D

    When I sold my previous house the buyer negotiated rock bottom price, and I made it clear there was no room for negotiation after survey, as your sellers have. If he had of come back and asked for more off after survey I would have told him to do one. As it was, he didn't.

    if the roof was so bad that it let rain in, wouldn't they already know about it? definitely would in the north at least!
