Re negotiating - would you?

Hello

We are FTB and have made an offer on a house. The seller wouldn't knock much of the asking price as they felt it was already competitively priced, in the end we got it down to 167500 from 169995, not much but every penny counts right?

The EA stated that as they had already come down in price, they wouldn't re negotiate at survey unless it was something major which we were ok with.

Survey being done this week.

My concern is we went back to measure some bits the other day and noticed in the conservatory the polycarbon roof contains a very large amount of green mould or moss. From upstairs you can see two sizeable holes in the roof between the two layers of plastic which doesn't feel safe to me given it will fill with rain and I worry it may collapse.

Would you ask for a further discount because of this? I have been quoted a very rough cost of 2500-3000 for a new roof on it.

I know the survey may throw other things up, I was just wondering about this issue.

  • Recommend waiting on the survey. That way, if you do go back to negotiate, you'll only do so once

    That does sound rather a high quote for that roof - how big is it?

    Personally - I wouldn't count a new roof for a conservatory/lean-to as "something major" anyway - as a conservatory/lean-to is a "desirable extra", rather than a "major necessity" item.

    "Something major" in my book would be unexpected need for total rewiring or finding there was dry rot to get rid of or subsidence to deal with and I expect that would be the general consensus as to what is meant by "something major".

    My own take on that if I were in that situation would be "Darn - I had plans on that conservatory being storage space for a while, so how do I do that now?" There would be an answer to that, ie "I buy a stack of those large cheap waterproof storage boxes and put the stuff in them for the time being". If the conservatory is wanted as a greenhouse - then a little water wouldn't muck the plants up. If its wanted as a dining room - well...it probably wouldn't be anyway...not with a roof style like that (even if perfect).

    I reckon you're on a loser on that one..

    NB; I shall be interested to see other peoples views on this one too - as my house is definitely very "competitively priced" and the "No trying for any more money off later" thing will be something my EA is going to be told because of that fact.

    It's approx 12 ft square. They are using it as an extra lounge/sunroom. I know it's a desirable extra but as FTB we don't have a huge pot of cash to throw at it should something go wrong right away.

    What are you on about Money ? other than the fact the rooof could be unsafe , what do you think is below it ? concrete?! , it`s likely to be furnishings and belongings , it`s coming to summer , it`s even more likey it is going to be a place to realx and chill in the evenings

    It`s only a desirable `extra` when your thinking of getting one , not when it`s already there and has potentially turned into an large problem!

    I think it is fair enough to want to replace it but you should have noticed it before your first offer.

    I'd wait and see what the survey says, but wouldn't hesitate to drop my offer if the surveyor agrees. The seller might not be keen but it is your money.

    What part of the structure is ALREADY THERE do you not understand ? if a structure that`s ALREADY THERE is UNSAFE , then it is no longer a DESIRABLE EXTRA is it , as it will need immediat and perhaps costly attention , if it`s UNSAFE

    So its something like 3' x 4' or similar footage then. That isn't actually enough big enough, I would have thought, to be that usable for anything in the event.

    I wouldn't say that a buyers financial status is relevant to the vendor. It is what it is....and only the concern of the buyer themselves.
