    So its something like 3' x 4' or similar footage then. That isn't actually enough big enough, I would have thought, to be that usable for anything in the

    Its 3.35m square

    They have a 3 pc suite and tv and coffee table in there, it's plenty big enough

    I would personally wait until the survey is done, and see what they suggest about the problem, then take it from there!

    It's approx 12 ft square. They are using it as an extra lounge/sunroom. I know it's a desirable extra but as FTB we don't have a huge pot of cash to throw at it should something go wrong right away.

    I wouldn't say that a buyers financial status is relevant to the vendor. It is what it is....and only the concern of the buyer themselves.

    At that sort of size I'd be expecting quotes significantly lower than £2,500-£3,000. I priced one last week that was easily double that size and it was less than that.

    You've already knocked more than that off the asking price so don't expect the vendors to take kindly to it. Moss etc can be cleaned off, so really you're only issue with it is that it's got a couple of holes in the sheets that you think might be a problem with letting rain in.

    If it were my house and it was competitively priced to sell, and I'd already knocked almost £2,500 off the price to get the sale I'd be a bit annoyed if you then came back and asked for more off based on something that isn't really 'major'.

    Was that for a polycarbon or glass? It's been hard to get quotes, everyone I have called has been very vague about it. They said they would need to come and see it to quote properly

    A very quick google revealed Ebay listings for polycarbonate lean-to roofs - all of them under £300.

    Don't know how long it would take a handyman to strip old roof off and put new roof on - would a day maybe do it and a wage of, say, £20 per hour?

    Would have thought Ebay roof and handyman to do it would come in at under £1,000.

    EDIT: Wickes has whole brand new conservatory - of type I would imagine you have - for £1899. Add labour and you might come up to the figure you quote. Sounds like these quotes would be for whole new conservatory and not just replacing sheeting on roof.

    OP , must be a decent structure if they have a sofa and TV in there (warm enough in winter?!?)

    It's a brick built base, it's like a proper room not just an old lean to. It's 20 yrs old but looks very modern and solid so suprised me. It's just the roof that's had it.

    Incidentally some of the double glazing failed in there and they had 3 of the units replaced 3 weeks ago so they do know that people want it in a good order otherwise why bother if u selling?

    She's not a troll in the sense that she's not deliberately trying to wind you up. But she has been posting on here for years and years in the same way. IIRC this is the sixth username. All the rest were banned eventually. Keep posting Money! I wanna know how the house sale goes and all about your move to Utopia. :D

    And I'm sure she doesn't have cats having posted once that when she dies she wants her body left for three days to make sure she isn't buried alive. She was worried that if she had cats they would eat her.:cool:
