Once it gets to court the LL has to get a possesion order and then they have to enforce it.

Well, that's worse case scenario, thanks for letting me know. Entirely possible - I have to face that fact - but is not too likely.

Apparently, the tenants are moving out today!!!!!

If they do then that will be ahead of schedule, but I've had enough words of wisdom on this thread to curb any enthusiasm or optimism I may be in danger of showing so let's wait until next week and see if

A) they've moved out and

if they've left the place with a roof on!

Please keep your fingers crossed for me...
