Barrett - Roof Fell Off.

My thoughts are there is no requirement with many roofs to
fix every tile. Many stay in place under their own weight.
Depending on what type of tile used they are supposed to nail every 4 th coarse of tiles.Hence if NHBC (or whoever you are dealing with) were taken to task you would
have to identify the tile, the manufacturer, the precise fixing requirements for
your location and proof that this was not met - if indeed it was not met. In
practical terms this would be beyond the capability of most home owners.
Pretty basic information required and not beyond the capability of your average Joe.The OP should take lots of photo's.
NHBC are strict on not offering compensation. If you went to Court you would
be unlikely to have your time reimbursed. Certainly, NHBC will not reimburse
your time.
You can claim for professional fees, but these should ideally be agreed in
advance with NHBC. If not and the claim is rejected you bear these costs.
The NHBC is suppose to check every house build via their inspectors. They are duty bound to turn up and inspect the build at certain intervals to check that the Barrats are building to a standard which meets the Building regulations.
The crime here is that the NHBC which is there to make sure houses are built to standard are financed by the housebuilders such as Barrats. There is a conflict of interests there and it should not be allowed.Basically, try to get the roof repaired, expect no compensation, hope not to pay
an excess, and try to get a nominal, goodwill payment - provided you are
reasonable.
The NHBC are suppose to check that the roof was fitted with retaining straps. These straps are L shaped , fitted over the roof plate and down the wall and should be nailed at regular intervals, this prevents the roof structure from blowing off.
The NHBC inspector must have signed this off as being completed... Roofs don't blow off unless we have hurricanes etc so I do wonder if the straps were fitted.
The NHBC are not fit for purpose and should be scrapped.0 -
Hi again when this happened the weather was fine.
However I'm told the straps were soft from the heat of the sun and were made from lead.
I don't know what that exactly means, but it happened out of the blue.0 -
LOL...Please post up some kind of pic as its truly unbelievable..

Think there is some confusion here.Retaining straps are usually about 1000mm long and made form galvanised metal. They have lots of nail holes in all the way along them.. I would post some pix assj.......0 -
Ok well I will have to wait until morning now.
I don't have a clue what the issue is because I find it hard to see it.
I have to cross the road and look up high to see the roof.
It's a 3 floor house, so it's very high and the lead things that were supposed to be heated and flexible were only about 10-15 cm max. The problem started around the window in the roof.0 -
Simple question...
Has the roof fallen off or not?0 -
Love how first post is "my roof fell off" and by post 27 it's "it's high up and I can't see it, it's a bit by a window"
Getting in training for the compensation claim are we?0 -
I also find it strange that in 6 years of wind, rain, snow etc the roof has not fallen off but the perfect storm of a bit of sunshine seems to cause the entire roof to just slide off the house. Where there's blame there's a claim though, quit your job OP, you just won the super lottery, you'll never have to work again.0

If you don’t believe my account that’s fine, I don’t get pleasure from making up such silly and unusual situations. What would the purpose be?
If you don’t want to help or don’t agree simply don’t post!
I only asked for some advice, if you want to take a look I’ll give you my address and you can drive by to see with your own eyes!!!
Yes it was on the hot Bank Holiday Monday.
Yes it's about 6 years old.
Yes it slipped off.
Yes the wood and felt is still in place.
No I can't get on the roof.
Yes I have piles of roof tiles in my hall.
Yes I will get compensation, I always do, why is this so wrong?0 -
