seems to me that you need to be quite strong here , with three kids i`m assuming going into rented isnt an option...?
I think an offer with a time limit might be the best way...its really tricky for you because if you dont take it off the market they may well withdraw the offer but if you do and arent out by a certain agreed time , they could withdraw anyway and then youll need to remarket!
Cant your EA find out (dig deep) there exact expectations? time wise?
Of course by doing that , the buyers will know their offer is peaking your interest!

I sold last year in a difficult area, was on at £99k but I very quickly dropped to £95k. BTL LL offered £85k but I insisted more and EA got £87k. I was happy to walk, having bought for £36k.0

Before proceeding too far with accepting offer, you need to have in mind what equity you have and how it supports your onward move..
i.e. Can you get a good enough deal on the house you may want to buy - and what price range that is in in regards to your budget..
For example if you are putting down a 15% deposit, then £2k extra received from your sale relates to £13.3k of what you would be offering on the house you buy..e.g. 13.3k * 0.15 = £2k... Or go some way towards your stamp duty fees...
So its worth checking that your further purchase adds up..and isnt too much of a stretch.0 -
