    well i received a letter today, not addressed to myself just "the occupier"

    inside was hand written letter, green ink nice:rotfl:

    saying this/

    TO whom it may concern

    As a result of my heavy workload, given the number of properties that i now own as from 1/7/07 i have appointed an agent
    e-his name.

    to manage a number of my properties of which yours is one of them. He has authority to collect rents due to myself and should you have any maintenance problems he would be your first point of contact.

    if you have any questions
    her name... not signed .. just written.

    if ---- agent name

    is unsuccessful at collecting rent from you or there is any breach of your tenancy agreement he has authority as my agent to give you notice

    breach of contract 2 months notice, sec 21
    arrears exceeding 8 wks,2months 2 weeks notice sec 8

    signed but again not signature.

    in cases where there are arrears we will do our best to reach an agreement that you can afford as it is in no ones interest to serve notice. affordable will mean the normal payment plus a small add on.
    it is very important you contact us as soon as possible as problems cannot be sorted out if we cannot get hold of you.

    as for essential repairs we will do our best to provide a prompt service with a good standard of workmanship however all non essential repairs and any long running small works will be referred back to LL by us for approval.

    As long as you know it's from the landlady it's fine. If in doubt ring the second contact number and check it's from the landlady. Then contact the agency as required.
    I'm not cynical I'm realistic :p

    It sounds like the guy has just made up that letter sorry to not be trusting but you have to be so careful these days.

    How do you know if your LL hasn't signed it.

    I own a few let properties and would never send a letter without signing it especially if I was telling the tenant that I handed it over to a letting agent.

    You need to make sure that this is from her and not the 'guy'.

    I would get in contact with a solicitor and def check the Land Registry website to see if she still owns the property.

    It sounds to me that HB is being paid direct to the LL. The top up rent is being requested in cash. Is this so the LL can pocket it without paying tax?
    The solution is simple.
    1. Write a cheque for the amount of arrears, writing the name of the LL/LA on it, and insist upon a receipt.
    2. As top up rent is being paid weekly, in cash, you should have a rent book, which should be signed on receipt of top up rent.
    OR
    Call to the actual address of the LA, and satisfy yourself that it is in fact a legit LA. Surely they would be advertising other properties for rent or management. Why not get a friend to make a bogus enquiry about renting a property and see if they are willing to let your friend view one that is available?

    the thing that is really worrying me is that at no time have they addressed this to me.

    The landlord would know this surely.

    i did call the supposedly ll number bt went to voicemail. i do not want to give them my details.

    i think that if i can access the registry then anyone can and i checked back as had scribbled note from gas check man .. its the same company...

    i remember telling him that i had not seen or heard from LL since i had moved in.. so maybe i forwarned him:rolleyes:

    just wondered if the sec acts at bottom are correct?
