To be honest i do not understand this thread but as a longstanding customer of Abbey/Santandar i wonder if this has effected me.
Fixed rate from 2007 - Jan 2009
i then went on the SVR (cannot remember rate) but had to stay on this as Abbey had NO mortgages they could offer me at that time.
I then got a fixed around July 2009 which is now 5.49%
I may be clutching at straws but if you dont ask you dont get - i cannot phone Santandar direct as i dont really fully understand this.

we completed our house purchase in Jan 2007 so i assume i have the old T&C's
i will cal them... still no idea what i am goign to say though0 -

Sorry for late reply first i had a letter to my addresswere i live now then they sent me my form dated 2008 by them to this address last week i collected a form from my property which the mortgage is on which was dated 2011 also by them which i still have0 -

Having regularly experienced the frustration of telephone dealings with Santander representatives over the past year, my advice would be never to communicate with them over the phone - let them put it on paper.0 -

Responding to Q 1. I have not yet received a letter but have read about it in the paper/online. Will I receive a letter?,
Santander says
"You will receive a letter if a clear explanation of the Cap Margin increase would be of benefit to you. This is not the case for all our mortgage customers ..."
Does this not read like a typical Santander fudge?0 -
Hi everyone and thanks for all the advice.
I think I may be the first one with a rejection letter and they have left a phone number if I am not happy with their decision...shall I call or just go straight to the ombudsman.
They say that they have conducted a thorough investigation and on balance of probabilities they do not consider I would have switched to an alternative mortgage.
The letter has a few mistakes regarding the rate I was on and what happened after my mortgage ran out in March 2009.
What do you guys recommend...any help is greatly appreciated.

My thoughts are that I would not rush to conclude the matter with them. Firstly I think, have them correct in writing any points which are wrong. This might not force them to reconsider but it puts you on the front foot when contacting the Ombudsman who will be interested in the diligence and accuracy of Santander's dealings with you.
By focusing on the detail it prevents them from dealing with you in broad general comments. In the end I think they have to refer to specific reasons why they believe you would not have switched. In the mean time perhaps you could try to prepare an example of what you might have done. If you know what deals any friends were on at the time they might provide useful references.
Also check the newspaper articles previously posted to set in your mind what was going on in the mortgage and housing markets at the time.

Hi all
I havent filled in the questionnaire that I was sent because I am still wondering whether it is worth all this hassle (both money we may or may not receive and time) and I cant help but feel that it may come back and bite us when I try to get anything else through Santander and they have been very good to us over the years and helped us through a difficult patch in 09/10.
Anyway, I received a letter stating that they still havent heard back from me and if they dont receive my questionnaire within 10 days then they will assess my claim on their own. Do you think it is worth just leaving it for them to do as surely the outcome will be just the same, no matter what I write in a letter to them?
Has anyone else just left it up to them?
