Pets in rented property

  • As a long-time private landlord I've always advertised for tenants with no pets and have been happy to be a little flexible if the people were up front at the interview about it. We're not all ogres, we have pets too!

Understand that the adverts we place are a blunt instrument, headline grabbers, it's difficult to specify that you'd accept a house cat, (but not multiples of) and some small dogs,( not the yappy kind), maybe a hamster, no mice or rats etc. Imagine the length and cost of adverts. The only way to get to the detail is to meet the people. It's not foolproof, but it's worked for me and I have a few multi-year tenants with a cat who are quite content where they are, it can work both ways.

Can't speak for LA's, as they always seem quite strict and inflexible and I'd never dream of using them. Try private landlords, there's a few of us out here who'll help.
  • I'm also a private landlord who owns cats herself.

If one of my tenants wanted to keep them, I would go for professional cleaning at the end of the term, increased deposit (but mine is furnished) and I would allow a cat flap subject to reinstatement at the end of the tenancy.

My adverts through my agents do say no pets, but they say lots of other things I am willing to be flexible on also.
So many glitches, so little time...

I am also a pet owning landlord (cats). Unfortunately our BTL property is a 1 bed flat and the lease does not allow pets. Should I ever be in a position to own a BTL property with garden access, I would definitely allow for cats or a small dog although I understand that some landlords do not wish to risk the increased damage to the property.Don't give up - keep looking - you'll find somewhere eventually.

Of course you can. Either immediate notice if you're on a rolling tenancy, or notice to apply upon expiry of a fixed term. No reason needed.

The "no reason needed" could be viewed as unfair........as in "I don't like your face/ gender/skin colour"etc
  • Keep looking OP, there are properties out there. We recently moved, we had a poodle at the time when we were looking, and to be honest, more often than not, the houses on Rightmove said pets considered. Unfortunately our girl recently died, a couple of months before we moved, but we've advised the agents of this and they've ok'ed us getting a puppy if we choose to. Don't know whether it helps that we have/had a poodle, given that they don't shed.

Am not here to troll but sorry if the following comes across as trolling.

I have no idea what it is with some people and their freaking feeling of entitlement when it comes to them imposing their stinking pets onto the rest of us?

I've just come out of a rented property where the knob on the same floor as me left his Jack Russel in his flat barking from 8am till 10pm. And then to top it off, the person below me left their rented flat only to be replaced with a women and her constantly sh1tting and barking Labrador which (can you guess) she leaves in her flat barking it's head off from 7am till 5pm??

Now the knob next door would come back and take his Jack Russell for a walk and then leave it's bags of turd outside the door to his flat? The women downstairs is ground-floor so she lets the Labrador run riot in the garden. Within a few short weeks of her moving in that garden is now smeared in dog turd.

And don't even get me started about the cat owner over the other side whose cat turds at will in everyone's garden and communal front areas.

As for the numb skulls who think no pets is like saying no children well I doubt that very much! You see, as a species we've come along way in keeping poo away from ourselves. Such technological advances such as the TOILET and the SEWER system has kept a lid on nasty stuff like the Black Death etc. Now kids tend not to poo in public areas, or leave poo in plastic bags outside their doors and/or poo at will in anyone's garden...can anyone see where I'm going? Unfortunately, 500 years or so of technological advances with regards to keeping poo away from ourselves has been wound back to the very start by stupid cat and dog owners who allow their little angels to poo wherever they like!

So, if you want your own home and your little pet then by all means BUY YOUR OWN HOME and let it poo and spread it's diseases/worms on your property! Until you are in a position so provide for a pet (it's own area to empty it's bowels on to) then I suggest you ditch the pet and respect the landlords rules.

Finally, a colleague of mine is moving back into his property which he rented out 2 years ago (not BTL, just CTL due to work commitments). The tenant pleaded with the Letting Agent to allow a dog, she promised the dog was well house trained etc. Anyway, the rear garden has to have about 10 inches of top soil removed, filled back in and then re-turfed. He said it was if someone covered the area in Marmite so there is no way his kids are going anywhere near the garden. Also, the house stinks of dogs and raw sewage in some places so the whole place needs to be stripped and redecorated. OK the previous tenant lost her £650 deposit BUT my friend is looking at over double that to make the place safe for habitation.

All true, and I do not blame Landlords for not allowing pets. If you locked your child up from 8am to 5pm 5 times a week then Social Services will come down on you like a ton of bricks. Same applies to letting your child crap everywhere. However, one can lock their pet up for as long as they like (or let them roam if they have a cat) and let it poo willy nilly in public and private areas YET no-one bats an eyelid UNLESS someone goes through the mountains of hassle which is Environmental Health. This country is so backward?

Keep fighting the good fight Landlords! Enforce NO PETS.

Oh someone fallen out of the bed on the wrong side?

Firstly, not all pet owners are irresponsible. I rent (well at the moment I lodge witha friend) and I have a dog and I also as and when work allows it, foster rescue dogs. I pick up dog !!!!, my dog doesn't bark, she is housetrained and has in addition to that a dog flap, the garden gets inspected twice a day by me and anything cleaned up, I work mainly from home so my dog isn't left 8-10 horus a day and if I need to be in the office, a friend breaks the day up for her. She also has her KC bronze and silver obidience, so yes she is a good and well trained dog.

So same as some people are good parents and don't let their child run riot, scream all day in the garden during holidays and weekends, stop them from being a nuiscence in public, some dog owners are just as responsible.

And for your statement to get our own place to enjoy having our pet, that's just ridiciouls especially since you don't know why people are renting, they might have had their own place previously.

Nice first post on the forum, welcome

    great rant! :money: :rotfl:

I agree irresponsible pet owners are a PITA.

In your case, perhaps the owners are not aware their dog barks all day - knock on their doors or put a polite notice through suggesting that their beloved animals may be becoming stressed. If nothing gets done, would it be possible to get the RSPCA get involved? (i have no idea tbh)

This is precisely why I never allow pets.

Every prospective tenant will assure you that diddums is absolutely immaculately behaved, but unfortunately it's just too much of a risk to hand my property over to someone who would let a flea ridden animal into the house.

If you want a decent flat, lose the cat.

They could not renew your tenancy at the end of the current term, however is it worth putting up with 'inspections' because of this threat?

Personally, I believe not. There are plenty of other houses available in my area and I was happy to move at the end of the fixed contract term.

Of course it is everyone's personal decision as to how much privacy invasion they will allow their landlord to commit in the hope they will renew the tenancy..
