Pets in rented property

Back many years ago when we were tenants we had an illicit cat as well, luckily he was never found and moved happily on to out first bought home.
Now as a landlord I would be happy for my tenants to have cats or even dogs if the property is appropriate. I have discussed putting cat flats into one of my properties to enable the tenants to have a cat, it is a large detached house with large garden and there is no reason that they shouldn't have one.
I think the problem is when you fill in the agents form there is one tick box for pets, now you could be letting yourself in for an elephant so the tendency is to tick no.
Look at the properties and then go back to the landlord via the letting agency with your request, they will probably request a higher deposit and professional carpet treatment at the end of the let.0 -
As a LL myself, I dont allow cats or dogs.
Reason is mainly to do with the fact that future tenants may be allegic to such animals.
Also, every tenant I've met assures me that their little angel is completely house trained and never in the house for more than 5 minutes a day. It's my property - I'd rather not take the chance.
As suggested above, if you want to find a decent rental, you need to lose the cat.0 -

I think this is a very sad statement, I actually think there are plenty of good landlords who would consider a cat.0 -

It is your property, but seeing as someone else is paying your mortgage I think the least you can do is give them the same level of respect as someone who owns. Besides, if there was damage, isn't that what the deposit is for?0 -
Don't get rid of the cat! My sisters recently had to move and it took a little longer but they did manage to find someone who would let them take their dog. You just need to hunt around more. They got a lovely little house.0

It shocks me that people are saying 'get rid of the cat'.
"Sorry, we don't accept children. They make a mess, sometimes. If you want to rent this property, you'll have to get rid of your son".
Keep looking, OP. You'll find a LL that's happy for you to have your pet.0 -
Don't lose heart. We found a LL that is happy for us to keep our 2 cats and 2 dogs. We did agree to professional cleaning at the end of the tenancy and pay an extra 'pet' deposit of £100 (although one LA wanted an extra deposit of £100 per pet).
LA said in our area around 85% of LL's don't allow pets so you need to persevere. One LA admitted that children have just as much potential for damage as pets, but it is less 'politically correct' to say 'no children'. I suspect some winnowing does go on on that front though!
I was up front about the pets whenever I enquired about a property (although it is harder to hide 2 cats and 2 dogs). Do ensure you don't pay any fees before you make your 'disclosure' or you could end up substantially out of pocket.
GL, I hope you find somewhere for you and kitty soon.It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

What inspections?
Other then the final inventory they've no right to come 'inspect' your home.
I've lived in a total of 4 rental properties of the years, 2 of them have had regular inspections by the EA as part of the managed service... not sure if this is written into the tenancy agreement but I assume they are working on behalf of the landlord and can come in whether I agree or not as long as they give 24 hours notice.
I currently have an inspection every 3 months. Every 3 months they walk round my home and then go. Maybe they think i've got a meth lab set up in the dining room.0 -

Not true...
