The house next door to me is rented, and when the tenants and their two cats moved out my OH had a discussion with the landlord, who was surprised about the cats as the tenancy specified no pets. There are new tenants now who have just got....a cat!
When I got my first cat I was living in a rented house and it never even crossed my mind to check my tenancy agreement or ask if it was OK!0 -

Just pulled out the tenancy agreement... There is a specific clause which states.... "You must allow us (EA) or anyone with our permission to enter the property at a reasonable time of day to inspect its condition.... and during the last month of the tenancy to show the property to prospective tentants as long as we have given you (the tenant) at least 24 hours notice).0 -

Your tenancy agreement could say that you must give the landlord your first born son... Does not make it right or legal.
There is alot of information about this online, and I personally went through an issue with one of my previous landlords trying to enforce visits. Speaking with Shelter and the local council housing department confirmed that the landlord can request access with 24 hours notice. This request can (and was) declined.
Obviously this may be shooting yourself in the foot if you want to renew your tenancy, however in my case we were intending to move (as they were raising the rent by hundreds) and the landlord was then trying to charge use to give a good reference. We refused to pay him and would not allow them to show any new tenants round or conduct any 'inspections'.0 -
I currently have an inspection every 3 months. Every 3 months they walk round my home and then go. Maybe they think i've got a meth lab set up in the dining room.
The landlord has a right to inspect the property in order to fulfill their statutory repairing obligations. But that doesn't mean that they can come in without warning or without permission. Refusing permission could lead them to thinking you've got something to hide. Like a cannabis farm or a meth lab.0 -

I know very little about the law, but i would have thought the tenancy agreement is a contract which i have signed, so i would guess they could keep my deposit or evict me if i don't stick to it.0 -

They cant keep your deposit for breaching a tenancy agreement. The deposit is to cover damage and missing rent.
They also cannot easily evict you, especially if you're still paying the rent in full and on time.0 -

EA have to appear to be offering some service otherwise LLs wouldn't use them.0 -
Just Google "Quiet Enjoyment". Your statutory right to quiet enjoyment could conflict with your landlord's obligation to fulfill their statutory repairing obligations. But, where normal and decent co-operation and compromise can't make for a sensible and fair arrangement, a court could.
No-one should be forced to accept viewings being conducted by the agent in the last month/s of their tenancy unless they agree to it. Once you've given notice you're in no danger of having your tenancy brought to an abrupt end, and they won't get away with trying to keep your deposit for it either.0 -

Change the locks. Once again; theres tonnes of information and advice on the internet about this. Changing the locks is totally legal and recommended if they come round without permission.0
