New owner what would have like to have known?

Hi

I'm hoping to exchange on our house in coming weeks.

I would like to leave information on our home to the new buyers, i.e bin days, manuals for appliances in the home, heating instructions, utility providers.

So my question is when you moved into your home, be it rented or purchase what would you have liked to have known?

The buyers are quite local to the area, so know all about transport, doctors surgeries etc.

    Will also be interested in this, as pretty much in the same situation. Exchange is very close (fingers crossed, dont want to jinx it!), and I also was thinking what I could put together for the new owners (though they are a buy to let investor couple).

    I will google the manual for the boiler / timer switch.

    Take a photo and place into a one page document location of Electrig / Gas meter and water stopcock

    Our local council prints out a nice bin day chart so will include that

    Not sure on anything else that may be helpfull?

    Its been a while since i moved into somewhere i didn't know, so i may as you said also include where meters and water stopcock etc are located, i know these are in the property information submitted, but who would really have that to hand!

    I did think about including a few local takeaway menus, just incase they forgot about eating on moving day!

    I'm doing something similar. In addition to the above i'm including a list of tradesmen ive used whilst living here that I'd recommend i.e. plumber, window cleaners, decorators, local mechanic etc. My area also has an online forum and directory for local events so will also be including the web address of that.

    Any other suggestions?

    Last time we left a rented property we left the bin schedule, phone books and any still relevant leaflets for upcoming village events, like the duck race and an upcoming coffee morning, on the mantelpiece - I expect the LA took the credit as he seemed very pleased with the idea! As a rental all the manuals lived in a draw in the kitchen anyway.

    I leave a folder of instruction manuals for anything I leave.
    I leave some photos of the garden in "other" seasons, so they know what there is under the ground at the moment.
    A list of neighbour's names (having asked them first)
    A local newspaper (for the ads)
    A collection of takeaway menus (with a couple recommended.
    A local restaurant and pub list
    KEYS... spares galore, with labels
    Tins of paint, dated and labelled. Spare tiles where I have them.
    My mobile number (but I use a PAYG for the move, whose SIM I let die a few weeks after sale). So, once completed, I'm unlikely to answer it (but would look at texts, and let them know to text...

    A bottle of wine. Cheap, cheap, cheap if they have been mean (Aldi, red, their cheapest) or something really rather good if they have been generous and helpful.

    Would have loved to have known where the water shut off valve was located!

    Which switch in the airing cupboard was the eco 7 one.

    A little note about bin collections and where the recycling goes.

    What key is for what? Have several "extra" keys that I can't work out what they're for.

    After my experience I will leave a note with general helpful stuff and a bottle of red & a bottle of white and I'll make sure the place is spotless!!!

    Not leave it with food splattered up the walls, grubby light fittings, thick black dust on doors/skirting boards and hand prints all over the walls!

  • Names of neighbours (esp if they're nice!), anything useful to k know about parking (so mine includes how to find out when Chelsea are playing at home), anything which has any slightly peculiar ways of switching on. An example of this is I had a shower which had an isolator switch in a less obvious place.

    Nice touch, and I wish my sellers had done this for me

    Not just where the recycling goes - but what is recyclable in your area and how often it is collected. The differences between LA areas is really quite amazing.

    When I brought my property the vendor left a number of used cans of paint, each labelled with the room(s) in which they was used. Turned out to be really useful years later knowing which paint / colours were used when touching up minor blemishes on the walls.

    We are only moving a few miles and beacuse the council changes so do the bin colours and what goes into them. Thanks i will include this.
