    Affordable housing gets a bad rep on here at times but its largely unfair. It can be an issue where the development doesn't sell well and they end up giving more away to housing associations than planned.

    The reality on a lot of developments is that it's pretty limited and most of it is shared ownership. Shared ownership does not mean council tenants or 'undesirables' its young couples and professionals who have struggled to get on the housing ladder.

    As for the management fee we have one of those in the Redrow development that we are buying but it's to cover the cost of the unadopted areas until the development is completed and will actually go down and eventually be nothing.

    The development you are looking at may not the the same.

    I spoke to the guys at redrow yesterday and they said there are no plans for the road to be adopted however they did say that the sewers are adopted by the council and the water mains to the houses adopted by Severn Trent Water. I guess that's the main costs covered so this is for litter picking and road maitenance.

    what I did find odd is that i would have to reserve a house to get my solicitor to talk to their solicitor in order to get all the details surrounding the service charge. I'm very sceptical about this as I could lose out on the deposit if I drop out which is a possibility if the management charge doesn't suit.

    No problems from affordable housing. As others have said most is shared ownership rather than rented. However having worked for a Housing Association, they are very careful to vet tenants for any new properties. I have known tenants have additional police checks etc before they are allowed to rent a new build. At the end of the day, the housing association needs to protect their property and also their reputation.

    However, I would never buy a property that is too near to the affordable housing, because of the stigma and preconceptions. That alone is enough to lower the future value of the property.

    The estate I live on has none at all, it has almost 100 houses not sure how they got round it. My SIL has a new build apartment and part of the other side of the block is affordable housings, the only issue I think she has had is with the shared bins. The tenants seem to think they can dispose of anything, half the time not even bothering to put the things in the wheely bin.

    I think it will depend on when they applied for planning permission. New rules will only kick in for new applications (I think).

    Developers will sometimes come to an arrangement with the council for the quota of affordable properties to be built elsewhere in the area if there is a development that is deemed more suitable for them to go. So for instance there could be a parcel of land for development in an established area of council housing, it would usually be acceptable for all that plot to be affordable housing to offset big executive homes elsewhere. Builders will do deals with each other on this, so it may be a different developer that builds them.

    Friends of mine purchased a property on the Redrow development in Cawston, Rugby. They moved in August 2012. Last time I visited in October there was still a lot of work being done to surrounding properties. I was told they were selling quickly.
