So in reality, a part of the garden will never see sun! Assuming that the house faces perfectly north. Hmmm.... i can't decide if that bothers me or whether I woudl accept that shortcoming for the other advantages the house has... swings and roundabouts galore!0 -
As most kitchens are at the back of the house, if your house is south-facing the kitchen gets the sun all day. What is more, you wander out onto the patio with your breakfast coffee, and you are sitting down in the sun, not the shade.No reliance should be placed on the above! Absolutely none, do you hear?0

It's not the end of the world. Disadvantages we never get sun on our patio which is directly on the back of the house. Advantages are the room is cooler in the summer and we don't have to close the curtains to watch TV. Given the choice I'd prefer south facing though.0 -
Well I guess it depends on what price they agree to as to whether we buy or not. As the house is up at £280k we simply wont go over £250k. whether they accept that I think is a different matter.0

Im local too about 2 miles away form where your looking. If you need any help about the area feel free to message me. We looked at one just before we bought where we are now which backed onto the local cemerty (called Saffron Hill ) I adored the house really I did but when I saw the cemertry at the bottom of the garden I ran out the house. It really upset me. I didnt even realise they were looking at a new crem I only thought we were ever going to have GilrosMad Mum to 3 wonderful children, 2 foster kittens and 2 big fat cats that never made it to a new home!
Aiming to loose 56 pounds this year. Total to date 44.5 pounds 12.5 to go. Slimming World Rocks!0 -
Ive been onto the council about it to see whats happening and as yet, no planning application has been submitted. that of course could change as this was only announced last year.0

yes I understand and TBH we do need another crem as there was almost a months wait for a cremation over the Christmas period. I spend a lot of time at Gilros in January this year. I live quite near and was going ot buy from The Otters Bank new build development but the prices were just silly. Most of the already built ones are still for sale and some people have only been in for a year and have been on the market to seel again for well over 6 months and one house ive been watching with 2 estate agentsMad Mum to 3 wonderful children, 2 foster kittens and 2 big fat cats that never made it to a new home!

It doesn't get the afternoon sun as it is in the shade of the house. People who use the garden a lot in the summer want a south facing garden, as do keen gardeners, as more things will grow. Lots of people will not even go and look at a house if it has a north facing garden!
Agreed - am currently looking to buy in similar location to OP, and there are only 2 things on my 'deal-breaker' list which would mean I wouldnt even consider viewing, absolutely everything else am prepared to compromise on:
1) must have off road parking
2) must not have a north facing garden0 -
I wouldnt even view a house next to a crem, never mind make an offer, purely because of the additional sloooooow traffic.
Edit: I did live next to a cemetery and that was ok, nice and quiet apart from goths shagging on gravestones.0
