    I have a north facing garden. The house is wide rather than deep, so it just means that the patio doesn't get much sun but we have no issue with the lawn or decking at the back getting sun. We have no problems growing anything really and it means less sunscreen for DD as she spends less time in blazing sun than she would in a south facing garden. ;)

    Sorry to sound miserable but the crem would be a deal-breaker for me.

    I have witnessed a situation where people visiting a funeral had blocked in cars as they were in a rush to make it to a service on time. The poor people they blocked in had to wait an hour before they could get their car out and were late for an appointment themselves.
    I wouldn't want the window/house cleaning, slow traffic, potential noise, increased amount of traffic, and inconsiderate parking. And that's without feeling miserable every time I see someone heading to a funeral- it would hardly make me feel like calling out "Morning!" while I am mowing the lawn in the summer!!

    Have you guys warning against living 'next' to a crematorium looked at the link in the first post? It looks like its hundreds of yards away from the entire development, let alone the house.

    I really don't think there will be issues with parking or slow traffic if it goes ahead.

    A friend of mine lives near a crem. On damp days she gets ash in her garden. Not good if you've accidently left your washing out.

    Interestingly, I went to look at a Redrow development in Cawston, Rugby on Monday because I liked the look and design of the houses (they have the Cambridge) The development is in it's early stages, and the salespeople said that the builders would not be doing any "deals" on price, even though we would be cash buyers. I was a bit surprised as my brother and SIL have always negotiated good reductions on new builds in the Peterborough area. Looking at the site plan, not many plots had south or west facing gardens which is the only aspect I would consider. Back to the drawing board!

    This wouldn't be for me, slightly different but when I was a child our back garden backed onto a very large cemetery, it was then that our toilet was in an outhouse, not pleasant and put me off for life. I think for resale you will lose a chunk of the market who are just spooked by just knowing the crem is so close, you could get it at a good price but if you plan to sell you have to remember you will be selling for potentially less than others in re area further away from the crem.

    I assume crems have chimneys? Would they not release an awful smell? Or smoke everyday, this wouldn't be nice in summer months sitting in the garden, nor for hanging out washing!

    Did you have a look at the William Davis houses round the corner? A smaller local builder, IMO you get a better build quality and more for your money.

    LittleMax, I was just having a nose really, as we haven't sold our properties yet, and I liked the look of the Redrow design, so I wanted to see what you get for your money! When we are in the position to proceed with cash, I shall look at Cawston again, but the trouble is, I live in an established area within walking distance of Sainsburys (sad, I know) and even the town centre, so I'm not convinced on the location but will keep an open mind. There also seems quite a bit of "affordable" housing on the Redrow site plan, but I assume it's the same with all the builders. Does this cause any problems? Only asking because you hear rumours! (only asking!)

    I'd also be interested in how the affordable housing affects estates.

    One other off-putting part of this is that there's a management fee. I've been told its £100 a year however no doubt this will increase and I've heard a lot of horrible stories of prices increasing massively.
