  • Well, for my money (quite literally) I would have spent the extra £200 on a full Homebuyers report, but since you haven't you could instruct a builder to quote for the work to put it right and then try and negotiate the price down or accept that the valuation (and therefore your offer) takes into consideration these issues and go ahead with the mortgage and buy the house.

    Obviously this is all reliant upon your lender accepting the valuation and being happy to offer a mortgage upon the basis of the results of the survey.

    Any house purchase is likely to be a risk and I guess you need to make a decision on how much you are willing to accept moving forward.

    Whatever the surveyor recommends.

    They could request a timber and damp specialist inspection and report, in which case, find a specialist independent T&D surveyor who will not get money from work which may be needed.

    A structural engineer's report may be requested if the movement is a concern tot he surveyor. If it isn't, he may not require any follow-up.

    Don't waste time or money until lender assesses valuation report and decides whether to continue with loan, imposes T & Cs, or some form of retention until specified work/inspection is completed. Then you can decide on a course of action.

    hi

    Halifax has approved loan as the valuation report says they have assessed according to these issue and value still seems alright for £230k

    however later it highlights saying things that may concern applicant
    n mentioned those 2 things.

    \i would have gone for home buyers report however i wasnt asked until it was booked already and that could have delayed survey as vendor is going out of country for 2/3 weeks

    so i am not really sure how to progress

    is dampness and the 2nd reason quite common ?

    The report says as below

    " The property is in acceptable condition for lending purpose. My valuation reflects the fact that there is wear n tear to some items and that maintenance repair or upgrading is req

    in addition to routine maintenance and repair , urgent repair is required the following

    1. there is evidence of dampness to grd floor walls and timbers in contact may be defective

    u shud instruct damp and timber treatment contractor to investigate the full extent and carry out necessary work

    2. The property has suffered previous movement but i saw no evidence to suggest this is ongoing

    The movement sounds longstanding/ non-progressive, so you may feel that is not worthy of further concern. However, if you wish to take a cautious approach you could consider a structural engineer's inspection. Engineers here;-

    On the T&D issue, you could get an inspection and report done by an independent surveyor in your area. As I said, avoid "free" reports by contractors as often a leaky drainpipe suddenly turns into a need for a full damp-course as they have to get work to cover their costs. Damp is often a symptom of leaky guttering and rainwater goods, or soil bridging the damp-course where the soil is too high up the wall.

    thx

    when we went in to have a look at the house , we couldnt see any damp patches at the grd floor, however this could be internal or mainly neat the floor level due to the reasons you mentioned earlier

    i m more concerned about the movement which i dont clearly understand what they mean ?

    If you have a concern, call the surveyor and discuss the situation with him to establish how he felt about the cause, or invest in the structural engineer's report I highlighted.

    You really need this in the "real world" not on a website where only non-specific information can be exchanged.

    Is there any reason you aren't discussing these issues with your broker, the person being paid to handle your mortgage? I'd see this as part and parcel of my job.

    completely agree what you say... need to go an see EA first to see if he releases any such info , cox this property was in mkt since oct and i would have thought it would go quickly at this price

    could be previous buyers backed out due to same prob
