The nutter is driving us out of our flat, but will he stop us selling it?

Thanks for all your replies.
The flat does not have wooden floors and I think the insulation cannot be all that bad as I never hear anything from any of the neighbours and the other neighbours say they never hear anything from us. I do not think we are annoying this man during the day as we are usually out at work all day and not back until about 7.00.
He is an owner occupier which is a shame as otherwise I would have contacted his landlord.
We have tried to speak to him, but he will not open the door and avoids all the neighbours if he is likely to meet one of us in the hall. He does not work so spends all day sitting at home, I seriously think he has mental health issues.
What I cannot understand is why this thumping has now got so bad, it has moved on from the odd thump to almost constantly, we are now too afraid to even turn over in bed.
Last night we made a slight noise at 5.30 a.m. and he pounded on the ceiling several times immediately, he must be sitting there with his pounding instrument in his hand waiting for the first creak.
He sends us lots of "anonymous" notes which I know are from him and I have tried writing back saying we are not making any noise and can he please stop, but after that he seemed to thump even more. In fact whatever I do seems to exacerbate the problem.
I just feel that taking this any further will make the flat totally unsellable.0 -
It would be a shame for him if you had a leaking pipe above his flat that you didn't know about, he would have to come up to your flat to inform you of it :lipsrseal0

Or if you went on holiday for two weeks and left the radio on but the draft from you shutting the door on the way out blew over one of your speakers so that it was face down onto the floor
"He hopes and he wished it but it didn’t fall in his lap so he ain’t even here"0 -
Maybe he has got mental health issues. If he won't open his door you might be able to try alerting social services.0

Don't send him anymore letters regarding the banging as you are showing him that you are bothered by it.
What I would do is next time he starts this banging is phone the police and tell them that you haven't seen your neighbour for x. Amount of time. And that you are concerned that he may be ill. You can hear him banging which you think is for help. Let the police come. And break down the door if they have to that will shock him into thinking twice about doing this again.
These people are a nightmare.0 -

I totally agree with this, phone and say you are worried for his safety and would like someone to check on him. That way you're not registering a real dispute of such.
Slightly different but I previously had a neighbour (Before One Direction and yawning man - this flat seems to attract odd people!) that would scream in the night for ages and sound as though she was going to smash the window to get out, we nearly ended up calling the police but it happened so often we were getting really confused...turned out she had a problem with being in confined spaces. Totally justifiable to call the police in your instance, who's to know he isn't harming himself? he sounds proper mental!0 -
The idea of calling the police is very interesting because about a year ago the police raided his flat. They roared into the car park in 2 cars at 11.00 p.m., then 2 coppers sprinted along the path and burst into our building then pounded on his door shouting "**** open the door or we will break it down!"
He opened the door and even though I hung out of the window and went out on the landing and had a good listen I could not hear any more unfortunately. The police left after a few minutes, but I got the distinct impression that he was known to them. A few months later I heard what sounded like police again trying to get into his flat late at night, but got no answer.
I am sure he is a villain of some sort, but I do not know any details unfortunately.0 -

An excellent idea for when you go to work everyday. If he's awake all night banging on your ceiling, he must be sleeping sometime, probably during the day when you're at work.
