The nutter is driving us out of our flat, but will he stop us selling it?

I posted on here a few weeks ago about how the nutter who lives in the flat below us has always acted very oddly and persecuted us and has now started to thump on the ceiling at all hours of the day and night. I received some very helpful advice from posters, but things have now got a lot worse.
Last night he thumped 40 or 50 times from 1.00 a.m. to 4.00 a.m. This constant thumping made it impossible to sleep and my husband got so angry I had to restrain him from going and kicking his door down. We were making no noise to justify his thumping and several times during this period we were on the verge of sleep and were lying in total silence when he started thumping again.
I think we shall have to sell the flat, it makes me furious that this little s**t is driving us out of our home, but I think we will have to move for the sake of our marriage. My concern is who will buy a flat with a thumping maniac downstairs? I understand you have to declare problems with neighbours, this has not got "official" yet and I presume that if we complain to the management company or the local council that will make the problem worse for our chances of selling. I feel that there is nothing we can do to stop this b*****d without making the flat totally unsellable.
Any advice, please.

You know, he will only stop when he realises you are not scared of him.
You might have to let hubby do the hubby thing.Be happy...;)0 -
Have you actually spoken to him and asked him why he is doing it.
But, may I ask, do you have wooden flooring. Being under someone with wooden flooring is the most irritating thing in the world.make the most of it, we are only here for the weekend.
and we will never, ever return.0 -
From memory, I believe my sellers pack that I filled in as part of the conveyancing process did ask about problems with neighbours as I had to declare that I called out the environmental health department about a noise issue some years before when a neighbour about 5 doors down decided to have a party in their garden complete with sound system set up outside.
How did you get on with speaking to the Environmental Health? In the last place I lived in, it was possible to call them out at night.0 -

Think this is probably most important. Probably received such advice in the previous thread but surely best to just find out if there is some misunderstanding or if he is just genuinely an R.sole
Whilst it sounds like something you may have to declare at the eleventh hour you don't have to make buyers aware when you're only showing them round so let them fall in love with it and tell yourself it doesn't happen (just make sure they all wear slippers)
It seems a little cut throat but at the end of the day this guy down stairs might not be such a nutter when new people move in. (Not blaming you in the slightest of course)"He hopes and he wished it but it didn’t fall in his lap so he ain’t even here"0 -
Our neighbour that lives below us plays One Direction late into the night and does huge massive fake yawns constantly...Our response? At first it was banging on the floor in the night to get him to turn his stupid music off. The following time it was a normal hour so we were able to knock on his door but he didn't answer- music stopped.
Since then the odd time he has done it I have been a bit childish and put my own music on in the early morning and had a good old sing along, that has done the trick.
As for the stupid yawns, every time we hear one we now have an ongoing joke of doing it just as loud back which is rather amusing... I have to say we haven't made much fuss as we are moving in the next two months but if I was staying I would have to do something.
We have the same landlord as him and that would have been my next step. Does this man have a landlord that you can contact? If not perhaps you should complain to the council. Do not let him drive you out! Does your home insurance have legal help as this can be used later on in these situations.0 -
I have had nighmare neighbours before. I have now moved twice because of it.Someone banging on your ceiling at all hours is hardly going to be a mature person to have a conversation with.
I would just move. My relationship broke down due to the stress and strain of this. Don't risk your marriage, move.0 -
I would be sorely tempted to meet him person to person and try to find out where the problem lies. He could be a very sad person who really does need 'help' there must be a problem because I can hardly see any 'normal' person doing what you describe constantly.
He must go out of his flat at a regular time if that was possible to work out then approach him with compassion and then meet your real neighbour and see if you all could reach an understanding.
I personally would just go down and batter in his door and knock the s...t out of him and then spend the rest of my life totally regetting what I had done.
There has to be a solvent and just leaving is not going to give you the honest answer. Try and work out a resolve for all concerned.0 -
I couldn't possibly justify paying a "heavy" to pay him a visit or anything to put the willies up him.
Because that might be construed as being wrong. The smaller the monkey the more it looks like it would kill you at the first given opportunity.
