    I thought it was London proping up the prices.

    I believe Merthr sold 2 houses last year.

    Presumably this is not a financial disaster for you as the amount you paid for the house you live in is presumably inflating at 0% per year.

    My house isnt growing in value very much, but its still doing better than my wages.

    This doesnt really make me want to thrust.

    All regions except North-West and Yorkshire & Humber showed rising prices in 2012, LR data.

    That "London/South East is skewing the numbers" mantra has been shown to be another discredited bear meme.

    When you think about it.

    It has been really evil to advise people to wait for a crash especially over the last year.

    Obvious prices were going to rise.

    I'm happy the vile ones are getting hammered now.
    Not a chance in hell of 1% here or these drop.

    It's dark days from now on for any HPC follower.....

    You'll be surprised that there are many other ares which show peak prices in 2012.
    Just looking at the ROSEA, the following areas have average increases in 2012, higher than previous peaks: -

    Aberdeen City
    Aberdeenshire
    Orkney Islands
    Perth and Kinross
    Scottish Borders
    Shetland Islands
    Stirling
    West Dumbartonshire
    West Lothian
    All Scotland

    What was the volume of house sales in these areas recently?
