  • Apparently it's down to the number of houses being built at the moment... or more a case of the LACK of houses being built.
    A LOT of building companies, big and small, went !!!!! up during the property crash. A lot also scaled back and went into different markets like commercial and overseas projects.... Seems there are not a lot of new developments being built at the minute which is limiting the number of properties on the market hence driving up prices....
    Also any that are being built now tend to be on the outskirts of Belfast if you want something more affordable (Dundonald for example) or if you're getting closer into the city they are silly money and personally I think a LOT are not worth the money either... look at Belvoir Park, Pirrie Park Manor, Malone Park Gardens...

    Here is the link to the latest report. The 1% drop in Q1 has been followed by a 3% rise in Q2 2015.

    No, no, no.

    Clearly there is a downward trend now and this is just a blip.

    House prices will continue to trend towards falling, and i'm sure if you look hard enough at that report, you'll be able to find some small negative aspect to latch on to to draw this conclusion.

    Based on available evidence, course it was. Now the evidence is a rise. So, sorry, paul - you just sold too early.

    The right time to sell - or buy - is when you are ready to. And then aim to get the best price you can. That applies to anything really - houses, cars, computers, etc.

    Dithering and trying to predict a rise or fall in the market often ends badly - as i guess some here have found by not buying at the bottom of the market.

    We were delighted at the price we got for our house, and it was the correct time for us to sell :beer: and as i said, we found the market to be exactly as i had expected it to be.

    It's always a nice feeling to turn something into money. Sell away and rue away and all that. No point in calculating and debating now - a bit like speculating what your life would be like if you'd married that girl you knew at school.
    I'm out of the market since this time last year so no odds to me.
