    Just caught up.... and thoroughly enjoyed doing so although sorry you have had such a tough time! How you getting on with insurance hunting for that livery yard? I rang SEIB when I was researching the idea of having a couple of liveries here as a way of making more for the mortgage and they were really helpful. (I have no connection with them whatsoever just thought they were helpful).
    Made it to mortgage free but what a muddle that became

    In the event the proverbial hits the fan then co-habitees are better stashing their cash than being mortgage free !!

    Thanks I have heard them recommended.

    I reckon 30 quid ish for indemnity.

    Probably 3 liveries max.

    Probably the place will sell before we do since we are not on the market even.

    So thinking give them a box for horse and another for storage and their own paddock.

    There is a sand school. Needs work doing.

    There is also a little annexe which could potentially be a holiday let or a bring your horse on holiday kinda thing.

    Off to do somd more research.

    I am thinking £100 per month for each of three liveries.

    Another 2-300 for renting out the shack thingy long term if it was holiday lets it would make that much per week in season.

    So horsie b &b a tenner a night and places are charging from a couple of quid to a fiver a night per dog!
