Various lenders, sorry was suggesting you could take 1.2% off - seemed to be plenty of deals for 2.25% or thereabouts for your LTV when I was looking. It would save you a lot of money, mebbe not if you have big fees tying you in.0

definitely some good rates out there.. we just secured a 2.89% fix with just over 80% LTV so with yours they will be loads better.0

That *is* a lot! I have a redemption penalty like that on my French apartment, and since the rate of interest I pay is only 1.5% p.a., it doesn't make any sense to redeem.2023: the year I get to buy a car0
