    Yes NWS are offering a free biomass boiler, but as I understand it you are locked into buying the pelets off them which will be way more expensive than you can get else where and this is essentially how its being paid for. But you would receive the RHI payments which will be quite substantial so it kind of evens out...

    In regards to a green deal finance plan, yes you are limited to the recommendations made in the report.

    Hi the government does allow local fittings. Any company can offer this scheme providing the meet PAS2030 regulations and are accredited.

    You should be able to find a local company to do it, there are around 3000 registered installers around the country and unless you are in a very rural area there will be one nearby who can do the work at a reasonable price

    not able to dispute what you say, captainhindsight, but i do know the people living opposite my parents had to have the company given, as it were. they only took about 2.5 days, but were definitely from somewhere well away from our area. i just thought it too big a problem. the last thing needed when a problem rears it's ugly head with the boiler or some associated part is to have to wait a few days to get it fixed under a guarantee. 99% of breakdowns happen in winter with the boiler working harder, longer and more often, so having delays in repairing is not a good choice.
    however, i would dearly like to know how to find out a company carrying out work under the scheme that is local to me. how are accredited, named companies found? they must be listed somewhere.

    I've queried the report with the assessor, and am awaiting a response (which is taking longer than it should). Looks like a poor choice of assessor but I'm sure everything will get sorted out. If I need to complain to the GDORB I will do so.

    Sorry if I am taking the thread in a different direction but I just wondered if anyone had any information on selling a property which has green deal?

    We put out house on the market, within days had 2 offers on the table and it went to a closing date. New house all sorted, purchasers had mortgage in place, all packed and ready to move into our dream home next week then .........bang! A call to say the purchasers mortgage lender will not lend due to the green deal attached to my property.

    At the moment we have 2 financial advisors looking to find a Leander willing to lend, the purchasers have tried Santander, nation wide and the royal none of them willing to touch it with a barge pole.

    It's looking increasing likely that no one will give a mortgage due to the green deal yet the council of mortgage lenders has busted some of the myths about green deal and say lenders have given it the green light.

    From my experience I am afraid they have not, lenders are nervous that in the unlikely event a property becomes repossessed they become the bill payer and have to pay the green deal.

    It's looking like others will also find selling a home with a green deal difficult, not because potential buyers ( as I feared) will be put off but, because securing a mortgage will be impossible.

    If I could go back in time I would not do the green deal, if we are unable to shift the property we will have lost 3500 in estate agent fees, surveys, deposit for new house and legal fees!!!

    We managed to speak to someone from the governments department of energy and climate change who could only say he didn't know much about it and these problems with selling green deal homes will be ironed out in the years to come!!! Very helpful:(

  • Buy-back the loan, be careful of redemption penalties if you owe £8k+, if the term is 15 years plus be prepared for £6 per £1,000 paid early per year outstanding.

    It was always the case that even without tougher mortgage and remortgage rules buyers would prefer to buy a property without it. Self-certification mortgages are now banned and the new rules came into force today meaning that an agreement made in principle on a mortgage loan weeks or months ago might slip through, anyone making a material change – perhaps borrowing more – will have to start the application process from scratch and may well be rejected.

    For myself I would never ever buy a property with someone else's unsecured high interest loan tied to it.

    Have been reading this subject with interest as my children and I live in an old end terraced house which is very cold and expensive to heat. Have already had my boiler assessed, but I do not qualify as my it is classed as efficient (even though it is now considered old). I was hoping wall insulation may be beneficial, however on reading the terms it says and damp it to be removed before hand. I was under the impression that the damp was due to the walls not being insulated as I have a major damp problem all along the outside wall. But, if this if is the case, that I need to remove the damp, anyone have any idea of how I go about it? Are there any grants available to cure damp? Any info greatly appreciated

    I too have an end terrace Victorian house with damp walls and am in the process of looking at ways to improve the situation. Recent damp 'specialists' have stated that the problem is with condensation. The hot air from the heating and body heat hits the cold outer walls and condenses thus dripping walls, turns into damp areas and then go black in my case! Have been told that insulating the walls will help with this, but of course we have to dry the walls out first. Dehumidifier in place at present. I have spent hours and hours trying to get somebody to come round and quote on the green deal, I had my assessment done June last year. Hopefully some one coming wait for it - 26 May! Cashback deal ends in June 2014. I am so frustrated with this whole green deal farce and just know I will end up going and doing it privately!
  • I have been following your posts on the green deal for a while and you seem incredibly knowledgeable about the whole thing, I am guess you are in the business. I am frustrated and confused about the whole thing and would value your opinion on what I should do.
    Sit rep: 3 storey end terrace Victorian house, damp but recommended insulating will improve situation.

    External wall insulation is v expensive.
    ECO - how much could I get?
    Green Deal finance - only would save £350 per year on fuel bills. Have no idea how they work the finance deal out as I haven't found a single provider that has got back to me with a quote. And the cashback would only be £4000.
    So I am in a situation where I don't know which way to turn, do I get a quote for internal wall insulation or external wall insulation? I have spend hours and hours on trying to sort this out and am no further forward. The work HAS to be done this summer when the house is empty.

    Yes this has been one aspect we have been looking into. It will cost a fair whack. On top of this there are hefty repayment charges. To be honest my husband is seriously in the dog house, I personally would never had agreed to this deal. Most if this has only came to light for me as we have been trying to move.


    I never signed the credit agreement, even though I own 50% of the property, the solicitor has pointed this out. I don't know if I can take this further? Is a green deal agreement like any other, or do you only need the bill payers signature. I work so help to pay my share of bills and the mortgage however I am not named on the energy bills.

    I don't mean to put anyone else off, if you feel its right for you then go ahead and do it, but be careful. Should you need to sell nothing much will happen as lenders wont touch it!!
