  • Well then it is clear that you just need to accept that you were in the wrong and that she is well within her rights to get someone to do the work you couldn't be bothered to do. Take the hit and learn the lesson...no judge would award in your favour and it wouldn't really be worth going through small claims anyway. I'm guessing that there will have been a communication breakdown between you and the landlady but if you want to maximise your return swallow a big piece of humble pie and BE NICE. Stop thinking you have been wronged and try to come to an agreeable sum to be taken from the deposit or she will get the most expensive tradespeople possible.
  • Work out what is typical for your area....I've just moved from a flat in Teesside and typical rates for a hallway or boxroom were £30-£50, £10-15 more for a standard double (obviously the rate will vary quite abit between areas). In the end I chose to clean the carpets with my own fair hands as I didn't want to pay that kind of money.

    Depending where you are I would have thought anywhere between £40 and £90 would be reasonable (provided they still have the original paint).
  • lesson next time there is a light carpet is buy a few rugs and put them on the high traffic spots so this issue never ever arises again.

    Or speak to the landlady a few days before you leave, and ask them to inspect the room and suggest what they feel you need to do to ensure it is left to their agreed standard. Then allow yourself the time (30 minutes you suggested would have cleaned the carpet here), and put right the little things that LL may find fault with, so leave on good terms, deposit in hand and everyone happy!

    When I left my rented flat I shampooed all carpets and repainted all walls so that it was in the same conditions when I rented it, I thought that was standard practice.

    I think prime fear is large unfair deductions for small damages
