    I cannot believe that was the only reason. Surely the viewers would know it was on a main road before they even turned up.

    Haven't sold .... Boo hoo.....
    Still on market but reading this with interest as I've been wondering same thing. Bit like how long is a piece of string but can't help wondering 'when should I expect an offer'!


    We sold after the 3rd viewing....but then problems with our buyer so it fell through before Xmas and now back on market....have had a further 14 viewings....no 2nd viewings an no sniff of an offer!
    Talk about driving me ad now! Keeping house spotless with full time job and 2 daughters is harder work than I thought.


    I'm going to toughen up with EA and make sure the buyers have been made aware of the downsides before the viewing....i.e no off road parking (it's obvious so why view if you want parking!) sigh!!!


    Time will tell and I'll keep reading others progress in the meantime.

    they might not know it was on a main road before they turn up, especially if they do not know the area.

    Back to orginal point i have looked at 5 houses this time round and have not offered on one yet although I might do in the near future, you have to remember people are spending a lot of money and could spent years living there so they want to look at a few houses, it can take the misses all day to just decide on a dress
  • The normal form is that you should get quite a few right away as the people currently looking spot the new property on the market. If you're going to sell quickly it will be to one of this group. After a few weeks you're waiting for new buyers to come to market, so it could be any length of time.

    We are due to complete Thursday. We had no viewing for the first six months, not a single query. Considering taking it off the market. Then we had two viewings in one weekend, sold for 1k under asking price to ftb.

    Not necessarily so.

    People do like to open their windows sometimes and there is no way to block out the pollution from a main road from coming into the garden or to avoid breathing it in whilst walking to and from one's home.

    Just moved, 3 weeks, 3 viewings, 1 good offer. 4 bed family home.

    Generally the first 2 weeks will see the main flurry of activity. That's when you are new to the market and hot off the press.

    If you have no interest within the first 2 weeks then something is wrong, the EA is rubbish, the photos or marketing materials are not up to scratch, the property has no kerb appeal, the price is too high.

    Many viewers will do a drive-by first so if the outside does not appeal then they won't bother.

    Re the main road. Triple glazing is not enough. Sound also travels through external walls. Families with young children will be put off because of traffic danger - at least if the parents have any sense. It only takes seconds for a small child to run out onto the road whilst mum is busy unloading the shopping from the car.

    I no longer have small children but I wouldn't even consider a main road. I like my windows open and I like to be able to use my garden without being deafened by traffic or choked by fumes.

    With regard to off street parking. If the EA's details are not clear, people might still come and view the property anyway to ascertain whether or not it is possible to make provision for parking.

    For example have the neighbours set a precedent, is there enough room to swing the car in to the drive without blocking the flow of traffic - that kind of thing. You can only really judge that by viewing the property - photos don't answer those questions.

    It's a relatively simple procedure to drop the kerb (planning permission required) and pinch some of the front garden. It can add a lot of value to a property so even if it says no parking available people will often come and take a look anyway just to see what can be done.

    I sold in August and had 9 viewings in total. Two of those were 2nd viewings. House was on the market for 5 weeks in all and sold the day following a price reduction.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.
