Number of viewings before you sold?

As the title really.
Had our first viewing within 48 hrs of house going up for sale, loved the house but not the sloping garden so onto the next.

Just curious how many viewings you had prior to selling?

    Hi Fiona, 15 viewings is a lot. You are obviously getting people through the door but something must be stopping the offers?

    House on market for 2 months. During that time we had 23 viewings, only 2 of which were second viewings.

    Trying to get any information from the Estate Agent was like trying to get blood from a stone. Every time I asked what the viewers thought, they'd only tell me the good things, like they all liked the nice big garden, the big room sizes, lovely big bathroom etc.

    I almost ended up being rude to the agent to try and find out what it was that was putting people off! It turns out that the issue was that the house was on a main road.......people didn't like that. It sold eventually, but for about £20,000 less than I had conservatively expected.

    That's life, I suppose! :undecided

    2 viewings, 2 offers, but the house was just what ftb's would want and we primed the agent to drum up interest prior to going to market so that we had people lined up to view.

    Create a buzz and let paranoia do the rest :D

    It all depends on the house and also how good the listing is. Many people arrange a viewing just to see more of the house if the pictures on the advertisement are not very good. Others just want to see as many as possible before making a decision. I guess 10-15 viewings is not unusual before an offer is received.

    Strange. Noise from the main road can be blocked out easily with triple glazing, so it's probably more than just that.

    I've been Money Tipped!
    I think we had about 8 viewings before we had an offer. Offer was good and we exchanged last week (big relief). However there was an inital flurry of interest, then it all went quiet and then the week before we were going to take it off the market until the spring we had 3 people interested in the property. Property on the market about 10 weeks, at an AP in the middle of the range of valuations we got from local EA's.

    If the property is priced realistically and presented well then there is a large element of luck I think.
    It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

    Three last time we sold (early 2011) we had three viewings (and two second viewings) and were under offer within two weeks. This was a 5 bed period house in a very slow-moving area, but we priced realistically as we needed to move closer to ageing family. It was a relatively smooth journey to completion which took place eight weeks later.

    In 2012 we sold my parents' house - a 3 bed 1920s semi in an area very popular with growing families looking to trade up from a starter home - it had around eight viewings and went under offer within approximately five weeks of marketing (went on at end of Aug), but most activity (three offers, two at asking price) were after our EA arranged back-to-back viewings on a very sunny day at the start of October ;) Again all went smoothly and we completed at the beginning of December.
    Mortgage-free for fourteen years!

    Last house - 9 months and 15 to 20 viewings. House before, 2 hours and 1 viewing.

    Main Road is a perfectly good excuse. i would walk away from a property and have done for this reason.

    Four viewings before an offer of asking price after just six weeks but like others have said it is within range of ftb so a slightly easier target market.
