I had problems selling my house, it was on the market for nearly 2 months, then a friend recommended a home stager. The company I used only cost a small amount, and they gave me a report full of ways to make it more appealing. Half of the suggestions didnt cost a penny, and were things that I had not realised would make a difference. It sold in the next 2 weeks, I was dubious at first as I thought it was fine as it was, but its amazing the difference a few flowers and a touch of paint can make. The company I used was in the south east I dont know if they cover scotland, but you could try, there may be someone closer, have a look in the directory. Good luck.0

lol, I didn't mean it quite like that. I just meant that if you want to live somewhere nice to bring your kids up in, it might mean delaying them. That said, most people get by - it just means making a few sacrifices.
My parents decided that one child was expensive enough, and couldn't afford another one, so I'm an only child. Which is a shame, as they would have loved more, but we were very poor when I grew up. Sad, but that was the way it was.

Plasticised photographs of wood on the floors may be practical for a toddler, but they are the new woodchip - naff.
It also looks like it was decorated in the mid to late 1990s with the bright colours. The kitchen is old and there are no bathroom shots.
I'd suggest if it were spot on you could get this sort of money for it, but being blunt, it's tidy and clean, but it needs significant updating to make top money for the size of it. I'd think the buyers are looking at it as a first home or a rental - so I'd think it's probably worth no more than £150K as is - if you spent £10K on it kitchen, bathroom, wood floors, redecorate) , you may get your £170K, but I'd doubt it - I am guessing you probably did not pay anywhere near that for it - if it's not sold then price is the ulitmate problem....0 -
But don't most FTBs look for a place they can do up/redecorate themselves?
The place looks perfectly presentable. It just may be a bit overpriced, or too small.
Have you asked the EA whom their target market is for this property? I don't think young couples would be considering living there, but a young singleton/college girl might.Errors of opinion may be tolerated where reason is left free to combat it. - Jefferson0 -
Speak to the estate agent ask him what he thinks of the market at the moment, ie is it not selling as its overpriced, people aren't buying as much (bearing in mind that the size may have a bigger disadvantage to you than othets), or if theres anything you can do (imply you can take any critisims). I think these days they are after move in adn live really. There isnt much money left for renovations after a 95/100% mortgage and all the associated fees.....0 -
Sure - but it's something you do bit by bit when you're buying a property right?
You might hate the decor, but paint is cheap, and carpets can be saved up for over a few months.
